And a reminder of how far back we search for planning on our regulated local searches: Cheltenham, Cotswold, Forest & Tewkesbury - at least 2004 (records prior to this may be incomplete but if it's there & we're sure it's for a specific property we will provide it) Gloucester - 2000 Stroud - Could be as far back as 1947 (when the planning registers began!) We like to make sure history is as property specific as possible and this is generally from about the 1960s/70s We also look at nearby planning apps and include them in related area planning if we think it may be of interest to the purchaser, such as nearby redevelopments. The types of apps we would like to know if we were buying!
Our current regulated local search turnaround times within Gloucestershire: Cheltenham - 3 working days Cotswold - Variable due to LCs. Approx. 12 working days Forest of Dean - Variable due to LCs. Approx. 12 working days Gloucester - 4 working days Stroud - 4 working days Tewkesbury - Variable due to LCs. Approx. 17 working days. Still waiting on land charges ordered on the 2nd Feb, so hoping these will be back in the next couple of days With any of these Local Authorities, we can provide a draft local search with Land Charges to follow if you need any searches desperately urgently.
