The 70s corridor boasts a high concentration of businesses – with more than 39,000 located within a 10-minute drive of the corridor – and is home to 75% of the St. Louis region’s industrial occupiers that have more than 500,000 square feet of space and employ more than 1,000 workers. Happy to see loaded container volumes showing two consecutive quarters of annual growth and these numbers are not impacted significantly from Baltimore's Francis Scott Key Bridge incident which occurred late March. Also, a great indicator considering the contraction in 2023 volumes, that every major US port witnessed, started off with small losses on a percentage basis and peaked by the middle of the year indicating Q1 2023 volumes were not that far off 2022 record highs. Bulk demand in the Mid-Atlantic (tenant footprints greater than 400,000 s.f.) is reemerging as well as manufacturing requirements in the Mid-Atlantic's southern I-95 corridor. However, its important to note many recent bulk distribution requirements have been 3PL-based which often create a multiplying effect on demand since multiple groups are competing for a single contract in market. No timeline for Baltimore port reopening following bridge collapse The Port of Baltimore remains closed indefinitely following a tragic incident involving a Maersk-chartered container ship colliding with the Francis Scott Key Bridge, causing its collapse and leaving several construction workers missing. With the port's closure, disruptions in supply chains are expected, particularly in roll-on, roll-off cargo handling. While alternative routes are being explored, including Wilmington, Philadelphia, and Norfolk, the impact on the US economy is projected to be limited, despite rerouted traffic and increased congestion. Efforts are underway for recovery and reconstruction, with President Biden pledging federal support. 🚢 Charleston Port Congestion: Key Updates 🚢 The Port of Charleston, South Carolina, is facing major congestion issues due to a mix of operational disruptions: 🛢️ System Shutdowns and Oil Spill: Recent incidents, including an oil spill, have led to increased wait times for vessels, with delays now up to 10 days. The spill required extensive clean-up operations, further complicating port activities and contributing to the backlog. 🏗️ Construction Pauses: The port has temporarily paused construction at the Wando Welch Terminal to open up more berths. This has provided some relief, but congestion remains a significant challenge. 🚢 Reopening Leatherman Terminal: To further address the backlog, the port has reopened the Leatherman Terminal, adding much-needed capacity and flexibility.
