According to a report on Bloomberg, Hyatt is close to a deal to buy boutique hotel operator Standard International. Founded by Andre Balazs, The Standard properties are generally aimed at a young, hip audience, sitting somewhere (in my view) between Marriott’s EDITION and W brands. There aren’t many of them, but they are in places where you may want to be: London (St Pancras), Ibiza, New York (East Village), New York (Meatpacking District), Miami Beach, Bangkok, Maldives, Hua Hin and Melbourne. The pipeline for late 2024 and 2025 is: Brussels, Dublin, Lisbon and Singapore. The Standard Downtown LA, the only one I have stayed at, did not re-open after the pandemic. The West Hollywood outpost of The Standard, which was the first in the chain, closed in 2021. Standard International, the parent company, also owns two other small chains which I presume will be included in the deal: Bunkhouse (12 sites in the US and Mexico) and The Peri Hotel (2 sites in Thailand). Does Hyatt really need three extra brands? Perhaps not, but The Standard would be a flagship brand for the company. I suspect the Bunkhouse and The Peri Hotel brands would be rebranded or slotted in under the JdV brand. How many hotels with the same brand should one operate in the same micro neighbourhood? Take Accor who operates 6! Ibis Budget Hotels in Geylang, Singapore district, all within walking distance (20 hectare space)... Likely the most densely operation of any single hotel brand, worldwide.... With APAC region poised to grow 1000s of hotels especially in the economy and midscale segment, I am not sure if positioning such well regarded hotel brand as Ibis (and Ibis Budget) in the red light district of Singapore... The ibis, ibis Styles, ibis budget case is obviously truly unique, but there are many examples whereby hotel management companies operate two different brands of their portfolio in buildings literally next to each other (100s of examples) or even more extraordinary, operate two different brands within the exact same building, expecting the guests to use the same elevators (Holiday Inn Express London Heathrow T4 + Crowne Plaza London Heathrow T4 Hotel) In all of the above cases, I am curious what the best and most optimal price positioning strategy should be for these individual hotels, to optimise the asset for their respective owners. Congratulations to the Grand Hyatt Singapore, who re-opened (partially), today, after almost 2 years hiatus, following a multi million USD renovation. Unlike the recent opening of the Peninsula in London, the Luxury market in Singapore is less diverse and significant, resulting in a less pronounced impact to the hotels currently in operation in Singapore (see London Peninsula case study https://lnkd.in/dJUxgjAy) The phased re-opening of the Grand Hyatt also reduces the immediate impact, however, given the size, Grand Hyatt brand credibility, and prime location, one may expect the Grand Hyatt will impact the Orchard Road Hotel RGI and RevPAR significantly, once they re-launched all their inventory. Like in most studies we published thus far, also in Singapore one can observe a very diverse mix of hotels and brands directly competing among each other - see table below. No need to compete Would you believe that in that 8 years I have managed hotels and resorts as the GM, I have never bothered to check what prices similar hotels are selling their rooms online. Before that, I was obsessed with the comp set on a daily basis, always wanted to be the cheapest in town. I realized that the mistake many hotels make is setting pricing rates based on what their competitors are charging. Why mistake? Because everyone's product is different. My superior room may be inferior..... or even superior compared to the next door resort's superior room, so there could be nothing to compare even though the room category is the same and both are lead in rooms. Another thing I realized over the years is that you definitely don't want customers who always chase for the lowest price as your target market in the long term. Cheapskates (not necessarily Singaporeans or Penangites 😁) typically want more for less and complain about whatever they purchase, if it doesn’t measure up. The key word is value. Value is about what we feel something is worth to us. The level of significance we place on the things we spend money on, is very important to us. I don’t know anyone alive who doesn’t value a quality product or service. So, the perceived value and quality of your products must be right. For me it is very simple.....if I set a certain room or package at a certain price and if no one is buying it, then it is the wrong price for me, immaterial of what the surrounding hotels or resorts are selling.
