In Europe, Eurocodes stipulate a common standard/approach for the design of buildings and other civil engineering works and construction products. This can support the selective demolition and design for deconstruction (DfD) to achieve ambitious #sustainability goals, especially as the focus in Europe is on the urgent need to reduce construction and demolition (C&D) waste and prioritise reuse and high-quality #recycling. Within the built environment, buildings have a big carbon footprint. They are responsible for 30%–40% of primary energy consumption and 40%–50% of GHG #emissions worldwide. Enormous amounts of wood embodied in C&D waste makes it a significant source of secondary raw materials, which W2W project intends to recycle and upcycle using innovative technologies. Couldn’t agree more. Demolition permits generally don’t allow enough time to deconstruct buildings and Insurance is a huge factor, as well. We are pleased to see some forward thinking municipalities requiring that materials be saved prior to demolition. Design professionals are getting it, but not every client appreciates the opportunity or are hampered by budget or time constraints. The dial is moving in the right direction.

WE need to start making changes, TODAY. This is a great video by the World Economic Forum that highlights the benefits of mitigating carbon emissions by retrofitting existing buildings, instead of the additional carbon needed to demolish and construct a new building. Reducing embodied carbon in buildings is key to achieving carbon neutrality. Instead of demolishing and rebuilding, which can generate up to 60% more carbon emissions, we need to prioritise retrofitting and reusing existing structures. Retrofitting not only preserves the carbon already invested in a building but also significantly cuts down on new emissions, paving the way for a sustainable environment and making a meaningful impact on our journey to net zero. Retrofitting is not just a sustainable choice; it's a necessary strategy for reducing our carbon footprint and building a more resilient future. Yesterday, I helped businesses drive commercial excellence, and today, I help businesses build resilience.
Indeed, demolishing building in an unplanned way is wasteful. Research shows that controlling the process can influence 42% of final energy consumption and 50% of material extraction, or approximately 35% of carbon emissions! Therefore, my thesis's research calls upon the lifecycle approach of managing hotel portfolio, from the hotel operator's perspective, discussing some useful managerial tips, such as using the performance metrics: ▶ "Carbon emissions per square meter of all space" instead of "Carbon emissions per square meter of conditioned space", or ▶ "Carbon emissions per available room night" instead of "Carbon emissions per occupied room night". Hotel operators might not call the design and building decisions, but following a right set of metrics can influence how they are contracting and negotiating with hotel owners, who call those "deconstructing" decisions. I find the World Economic Forum demonstrates reductionist thinking. Yes, deconstructing and upcycling is a superior material policy when the metric of value considers only resource maintenance. But, it’s a more expensive option. If it’s more expensive, less companies will choose to upgrade infrastructure, thus driving the supply down and the prices up. This in turn expounds the homeless crisis many major cities face. Policy advisors and entities cannot ignore nuanced & complexities when their pressure drives real policy change from below.
