The project is part of the Homes for the Future program – a pilot initiative to incentivize homebuilders and developers to build new, age-friendly homes that is being supported by READI. As some would say, "Funny, not funny." This is a very real concern for many local families in Bellingham who are worried that their children won't be able to afford a home in the city (possibly even the county) they grew up in. The solution is complex since we have not kept up with housing supply and we need infrastructure in place to support new housing supply. Part of the solution is changing our mindset to embrace new construction in our neighborhoods. According to a University of Florida Shinburg Center for Housing Studies report, new home construction in Florida isn't keeping up with the influx of people moving to the state, thus driving the median gross rent up 41% between 2020 and 2022. Someone in the comments stated the Villa at Titusville is already beginning to show signs of decay and destruction. Birmingham Housing Authority just like City of Birmingham provides housing for the least likely to excel beyond government dependency to becoming productive and sustainable citizens. Both BHA and the City of Birmingham the two entities support young women with dependent children instead of citizens who are working towards earning a higher education, entrepreneurs, and middle age to older people. The Birmingham Housing Authority and the City of Birmingham place the wrong type of people in new housing, and the citizens who take pride and care of their housing and homes are displaced and put on the back of waiting lists for housing and emergency rental assistance. Therefore, the new new communities built and in the blueprint phase will in five to ten years decay and begin to look like yesterday’s government housing projects. There is a lot of attention on the potential use of church-owned land for social and affordable housing, whether here in Queensland, New South Wales, or even overseas in California. One of the advantages of church land is its strategic location, often being close to services, public transport, and employment opportunities. Additionally, it can often be under-utilised. The churches want to be involved in discussions about using this land for social and affordable housing, even though they are not developers or housing providers. We believe we need a straightforward solution to establish modest housing on these sites that fits within the existing urban footprint. One that can move quickly, as ‘accepted development’, across multiple sites, as opposed to one at a time. That’s why we are proposing the amendment to the Planning Regulations that is currently out for consultation. The discussion around utilising church land for housing has been ongoing, but there has been limited progress since the Housing Summit in 2022. Housing shortages across the country have spurred cities to reexamine existing policies and regulations in an effort to create solutions. In states like Washington, it is now legal to build middle housing in single-family neighborhoods. (Middle housing types are triplexes, stacked flats, cottage courtyards and more) The thinking is, increasing density on lots that would have previously only accommodated one family is a straightforward way to increase our housing supply in areas that already have the infrastructure in place to sustain more homes. The study lays out recommendations the county, cities, and community partners can take to begin building an affordable, safe, and sustainable housing market for all.
