The development will create high-quality, modern and sustainable workspaces suitable for businesses across industrial and distribution industries, as well as high-growth sectors that are expanding in the West Midlands, such as advanced manufacturing.”

After a turbulent year, the West End’s office market is showing signs of life. A core group of private investors has taken advantage of a unique price-dislocated environment, while key UK institutions are beginning to follow suit. With inflation down and interest rate cuts expected, conditions are shaping up for an optimistic 2025. ESG-compliant offices with strong transport links, outdoor spaces, and tenant-friendly amenities are especially attracting attention, as demand for quality office spaces picks up. The current yield spread between leaseholds and freeholds is the highest seen in 20 years. Investors who act now could benefit from rental growth and long-term value, securing prime West End assets before the window closes. #RealEstate #WestEnd #InvestmentTrends #CommercialProperty #UKProperty #MarketOpportunities

https://lnkd.in/efuuHcTG Good article today by Green Street News on the staffing issues facing the construction industry, whether that is the skills and training of existing or the much required future workforce. It confirms what we all know that there is a major skills gap in the sector, which employs its lowest number of people since 1998. The review was carried out by Mark Farmer who states that "The industry struggles for many different reasons to modernise and improve its productivity but there remains a significant training led opportunity to raise the capacity and capability of the existing and future workforce." I couldn't agree more. Economic growth needs development and construction, and the construction industry has to perform better.

Inflation impacts all sectors, and the construction industry is no exception. Architects, engineers, and builders are now facing the challenge of 'doing more with less', striving to cut costs wherever possible to adapt to the current economic climate. The best way to cut costs in construction is to stick to the original timeline or build ahead of schedule while reducing the number of laborers needed for a project. The solution? #MassTimber Mass timber's prefabricated nature allows for faster construction with fewer laborers. This significantly reduces costs often associated with lengthy and expensive traditional construction projects. With a mass timber project, the expectations can be met while saving money. Ready to make the shift to cost-effective, sustainable building solutions? Explore the benefits of mass timber for your next project and join the growing number of industry leaders who are building smarter and saving more. Looking to know more? What is the sweet spot for national consistency for our systems that are implemented regionally? This is a question I posed recently in the context of the suite of national direction changes that have been signalled in the resource management space. Interesting to see what is set out here as suggestions for how the the building consent process could be changed with a view to get more consistency and a more efficient system. Do you think any of these ideas could apply to resource consenting under the RMA? Could we have a national digital platform for resource consenting that still provides for some regional variation? #planning #compliance #localgovernment #reform #RMA #brightaconsulting https://lnkd.in/gWXjqGvj
