Kicking off our work with global design, engineering, digital and consultancy solutions firm Arcadis, Rory O'Hagan gives detailed insights to Green Street News: Europe about lessons from the first generation of BTR schemes. "During the early days of BTR, we borrowed theory and best practice from other countries to inform our design strategies. Enough time has now passed to reflect on the achievements of this pioneering cohort and to set a course for the next generation of BTR in an uncertain and fast-changing world." "Next generation BTR schemes need to be sustainable and designed for long term – beyond the usual 40-year to 50-year lifespan, pushing lifespans well beyond a century. In fact, this is the way we used to build. "A likely future scenario may be that buildings are expressed in distinct layers, with a rugged durable frame of double- and triple-height floors with large spans between columns, a flexible infill that is configured to create the building accommodation, all wrapped in a high-performance Passivhaus envelope. This creates a contemporary take on the long-lived warehouse buildings of the 18th and 19th Centuries that are still with us and have had many incarnations over their life." We're pleased to announce that Indurent has secured planning to deliver 385,000 sq ft of modern, sustainable industrial and logistics space across two units in Uttoxeter, Staffordshire. Indurent will deliver the two units, comprising c.300,000 sq ft and c.85,000 sq ft respectively, as part of the wider 127-acre mixed-use Uttoxeter SUE scheme. Each unit will be delivered to the ‘Indurent Code’ of sustainable development, targeting a minimum of BREEAM ‘Excellent’ and EPC A or A+ rating. Each building will provide high-specification office space alongside an adaptable industrial floorplate. Jessica Evans, Senior Planning Manager at Indurent, commented: “Indurent Park Uttoxeter will provide a significant boost to Staffordshire’s economy, through the creation of over 700 jobs across a range of employment types in the construction and operational phases. The development will create high-quality, modern and sustainable workspaces suitable for businesses across industrial and distribution industries, as well as high-growth sectors that are expanding in the West Midlands, such as advanced manufacturing.”
