I learned a staggering statistic today... Almost three quarters of your single co-workers could qualify to live in #AffordableHousing in #Nashville. Per the Nashville Area Chamber of Commerce, 72% of Nashville's workforce earns $60,000/yr. The overwhelming majority of affordable housing programs require units to be restricted to serve folks earning 80% of area median income (AMI) or less. A 1-person household living in an 80% AMI restricted unit can earn $59,920/year and still qualify for an affordable housing unit. To put it simply: People you know, work with, and love qualify to live in affordable housing. We're not building enough of it, and these same people are struggling because of it. Economists agree that rent control or caps are not the best method for controlling rent growth, more supply of all types (affordable and workforce housing, along with market rate) is the best response.

Earlier this year, KHC and Bowen National Research released findings from the Kentucky Housing Supply Gap Analysis, a county-by-county examination of Kentucky’s current housing supply. We are set to release the phase two results at the 2024 Kentucky Affordable Housing Conference (KAHC). This will be a five-year projection of the housing supply gap based on population trends, jobs growth, housing starts, and other data. #KAHC24 will be held Wednesday and Thursday, August 21-22, 2024, at the Kentucky International Convention Center in Louisville, Kentucky. Reflecting this year’s focus on the housing gap, the theme is “Closing the Gap: Building Bridges to Innovative Housing Solutions.” The conference also has an entire track dedicated to the Housing Gap, attendees will be able to speak with Bowen and KHC about the results directly. Santosh George, ASLA, MLA thank you for the invitation to speak tonight with the Greater Dallas Planning Council on housing challenges within the Dallas / Fort Worth area. What a great panel including John Schrader, Amruta Sakalker, PhD, Dr. Sana Syed and Gus Khankarli. A couple of takeaways: 1) We are growing from 8 to 11 million people in DFW by 2035. Most of the growth will happen on the far suburban edges making it critical for these areas to have dense mixed-use employment centers to help offset traffic. 2) Creating middle - missing housing is hard, remove the obstacles like parking requirements and costly permit fees. 3) Education - Education - Education, at all levels to have people understand that density is good for everyone. That density can be in the form of smaller middle missing housing to higher mixed-use buildings. 4) Roads define what can physically happen in development. Current standards are very suburban and support cars, only. We need to flip the switch and change to more context driven complete streets to force development to engage the streets in urban placemaking, not parking lots and backs of homes. 5) Many people are excited about Forward Dallas Lawrence Agu III, AICP, Assoc AIA and the vision it is giving residents to have voice in shaping policy and planning in the city. It is important to have these discussions and challenge ourselves to work for creative housing policy and development to make our cities beautiful places for residents to live and enjoy.

I had the honor of moderating an insightful panel today at the Innovations in Manufactured Homes (I'M HOME) Conference titled "Zoning Obstacles and Opportunities." Our excellent panelists—David A. Garcia, National Policy Director at Up for Growth; Grant Beck, Vice President of Strategic Partnerships at Next Step Network; and Sarah Marchant, COO and SVP of the ROC-NH Program at the New Hampshire Community Loan Fund—shared invaluable insights into the complexities of zoning for manufactured housing. Key takeaways include: Outdated Zoning Regulations: In many places, zoning restrictions still prohibit new manufactured home (MH) developments, creating legal barriers and affordability challenges. Updating zoning policies is essential to keeping pace with the needs of communities and advancing affordable housing solutions. Storytelling as Advocacy: As highlighted by the panelists, storytelling plays a crucial role in shifting the narrative around MH. Rather than focusing solely on numbers and policies, stories of real people and communities positively impacted by MH can drive policy change. Federal and State Reforms: There is momentum at the federal level to reform zoning, but local and state efforts remain critical to making sure these changes are implemented on the ground. The intersection of federal incentives and local action is key to fostering equitable housing solutions. Climate Resilience and Zoning: The discussion explored how zoning intersects with climate resilience. By integrating climate-conscious zoning policies, communities can better prepare for future climate-related challenges, while also providing affordable, sustainable housing options through MH. Immediate Solutions: States like Maryland and Virginia are making strides with equitable zoning policies for MH, demonstrating how coalitions of advocates can make a significant impact in advancing affordable housing. A big thank you to David, Grant, and Sarah for their expertise and for contributing to such an important discussion on the future of MH and affordable housing solutions. It is inspiring to be surrounded by practitioners, policymakers and advocates who are continuing to champion the zoning reforms needed to meet today’s housing challenges and foster climate resilience. #ManufacturedHousing #IMHOME
