3PL Outerspace 3PL Outerspace is expanding its warehousing presence with a fourth facility location in Phoenix, Arizona. This 389,000-square-foot warehouse, set to open in March, will allow the fulfillment company to offer faster and more affordable shipping for its e-commerce clients. Splitting inventory across its four locations in Arizona, New Jersey, and Pennsylvania will create a more eco-friendly and efficient solution for shipping products to the West Coast. Outerspace's CEO and co-founder, Ricky Choi, said the company's recent $30 million funding round aimed to expand its warehousing presence and refine its technology product. Arizona's strategic location and neighboring states and metros make it the perfect place for Outerspace's fourth facility. The move follows in the footsteps of other businesses such as HelloFresh and Funko, which have established an Arizona warehouse footprint in recent years. In-city warehousing as a concept is growing over the last 2-3 years. Closer to the customer to deliver in the next few hours has necessitated the creation of in-city warehousing. The end users vary from cloud kitchens, to e-commerce, e-pharmacies and a bunch of others who need a good quality facility and strategic location to consolidate their spread operations and reach a larger population in quick time. As these warehouses are within the cities, vertical growth (G+2 or3) would be critical for these to become economically viable. #in-city warehouses #logistics #warehouses

Mark Russo, Head of Industrial Research at Savills North America was recently featured in the Wall Street Journal. Highlighted below is what was discussed: 'Companies are unloading storage capacity by subleasing space. The amount of U.S. warehouse space listed for sublease reached a record high of more than 156 million square feet in the fourth quarter of 2023, more than three times the amount available in the fourth quarter of 2021, according to real-estate services firm Savills. Some businesses now are subleasing space they had added “based on projections that didn’t come to fruition,” said Mark Russo, head of industrial research at Savills. “It was a lot of just-in-case inventory management thinking and thinking that that level of consumption was going to keep going up.” Russo said companies are retooling their supply chains to match projections for more moderate growth in consumer spending. “We’re coming off of a really unusual heightened period of demand, and that’s normalizing,” he said. Russo noted space listed for sublease represents a small portion of total available warehouse space as developers complete construction on buildings across the country that were started without tenants lined up, known as speculative development.' #WeareSavills #Industrial #Industrialrealestate #Supplychain
