A lot goes into the construction and function of a single home. Roofing and siding divert water. Plumbing routes hot and cold supply and return lines. Electrical applies the correct voltage and amperage to fixtures while providing safety mechamisms. Insulation keeps heating and cooling bills down. The structure holds it all up. Drywall keeps bugs out and makes the interior look pretty. Flooring provides a stable and beautiful surface for inhabitants. HVAC systems keep air flow and temperature optimal. Appliances allow us to store and cook food. ******** I’m starting a posting series that will cover these systems and more in great detail. Lookout for this on Wednesday’s at noon. Next week, I’ll cover the roof! As a prior roofer myself, I can go into some amazing detail you will find useful, if you either own a home, own rentals, or are looking to do either. As always, enjoy the posts, learn something, and ask questions or provide value in the comments section!

A building permit gives you legal permission to start construction of a building project in accordance with approved drawings and specification. The best way to find out if you need a permit is to contact your local building department. Discuss your plans with the code official before you begin construction to determine whether or not you need a permit. If a permit is not required, the code official will answer your construction questions and may provide you with valuable advice. Building permits are required for the following: • New buildings • Additions (bedrooms, bathrooms, family rooms, etc.) • Residential work (decks, garages, fences, fireplace, pools, etc.) • Renovations (garage conversion, basement finishing, kitchen expansions, re-roof etc.) Other types of permits that may be required include: • Electric systems • Plumbing systems • HVAC (heating, ventilating, air conditioning) systems If you have more questions about this for getting the permits and getting things started on time our team can streamline you with the right process for getting the things sorted! New Construction home closed & recorded 🤝 Pros of buying a New Construction home- •customization: Buyers are able to choose a floor plan & select the interior features of their home. •Move in Ready: once construction is complete the home is ready for its new owner vs. buying a preexisting home some updates the buyer chooses to do after closing may delay the move in process. • Builder warranty: Many Builders offer buyers a warranty to package which may include not limited too structural, interior wall electrical & plumbing, and roof. Cons- •trade-off on time, a new construction home may take upwards to 6 to 9months. •on going construction in the neighborhood. •delays in construction: can be due to weather, shortage on material or labor issue etc..

Basement Finishing: 5 Tips Before Hiring a Basement Finishing Contractor (aside from GuptaRenovations.com) While GuptaRenovations.com sounds like a great option, here are 5 important tips to consider before hiring any general contractor for your basement finishing project: 1. Define Your Vision and Budget: Know what you want: Decide how you plan to use the space and create a clear vision for the finished product. Set a realistic budget: Research typical costs for basement finishing projects in your area and factor in potential surprises. 2. Check Credentials and References: License and Insurance: Ensure the contractor is licensed and insured in your state. References and Reviews: Ask for references from past clients and check online reviews to gauge their experience and reputation. 3. Get Multiple Estimates: Don't settle for the first quote: Get detailed estimates from at least 3 qualified contractors to compare pricing and understand what's included. 4. Ask Detailed Questions: Experience: Inquire about their specific experience with basement finishing projects, including moisture control and code compliance. Scope of Work: Get a written breakdown of all work included, materials used, and the project timeline. Communication: Discuss communication protocols and how they will address any concerns during construction. 5. Review the Contract Carefully: Don't sign blindly: Have a lawyer review the contract before signing to ensure clear terms regarding payment schedule, change orders, and warranties. By following these tips, you'll be well-equipped to choose the right contractor for your basement finishing project, regardless of the company. www.GuptaRenovations.com

❌ Don’t make a mistake! Here are 5 Key Questions I ask on every new construction home: 1️⃣ Does it come with landscaping included? Think: sod, sprinklers, shrubs, a deck. 2️⃣ How much does it cost for the upgraded fixtures package? 3️⃣ Will the builder finish the basement? Or prep it for a bathroom? 4️⃣ Are appliances like the washer & dryer included? You’d be surprised how often they aren’t. 5️⃣ And maybe most important - can we do a pre-drywall inspection with YOUR preferred inspector? While builders may not always negotiate on price, there ARE questions a realtor, like me, knows to ask. Make sure you have someone looking out for your best interests. DM me BEFORE you see any new construction options so I can make sure you're protected. #newconstruction #newhome #realestate #pernateam #metrodetroit #builder #perfecthome #metrodetroitrealestate #michiganrealestate #michiganbuilders #newbuild #homebuying #homebuyer

Imagine you’re a property manager. One of your tenants calls to report a small leak under their kitchen sink. You tell them to pop a bucket under it, and put the issue off. Each day the leak continues, and on some days your tenant forgets to empty the bucket. Over time, more and more water overflows and soaks into the floorboards warping wood and ruining tiles. It doesn’t take long until that water soaks through to your subflooring and even foundation. This is where the structural damage begins. And at this point, even if the drip has been fixed, is likely that mold will grow in the damp crevices. At the start, this simple leak might have cost you a few hundred bucks. But replacing flooring, and cabinets, dealing with structural damage, and trying to remedy mold. Each of these repairs can easily cost tens of thousands of dollars and can quickly lead to a total repair bill of $100K+! To save yourself and your property from expensive repairs, download our free Property Manager Survival Guide from the link below ⬇️ https://lnkd.in/eMpswq46
Here's how a tiny leak can lead you to a $100k repair on your commercial property 🏠
