What to do with the potholes in your portfolio of commercial properties? Asphalt cracks and breaks apart over time as it wears down. Fixing potholes as soon as possible prevents further property damage, ensures tenant and customer safety, and reduces liability for commercial property owners and managers. The two best options for filling potholes are cold patch and hot mix asphalt. Cold Patch is a mixture of crushed stone and bituminous binder that may be used cold for mending pavement. It is a quick and inexpensive temporary repair and does not require expensive specialized equipment. It can be done at any time of the year, in any conditions. Hot mix asphalt is a longer-lasting, more permanent solution that involves excavating the pavement around the pothole and filling it with hot mix asphalt using special equipment in warm weather conditions. Hot mix asphalt is purchased at an asphalt plant and transported to the area of repair before it hardens and cools. In Maryland, DC, and Northern Virginia, the recommended method of pothole repair is to apply cold patch during the cold winter months, and then hot mix asphalt in the warmer late spring to early autumn months.
