Panic bars, also known as crash bars or push bars, are generally used at fire or emergency exit locations in a commercial facility. They are designed to provide fast and easy egress to a building's occupants. When the bar is pushed, the door latch is released. One of the most useful (I’d say vital) things to do at the start of a retrofit project is an air test. Leak-finding while the building is depressurised gives so much useful information and should help to inform the strategy moving forwards. Although there have been studies which give typical results for different ages of house, that doesn’t actually tell you the magnitude or the location of leaks in your building. In a study of 6 homes, part of a large rural portfolio, we found that we simply couldn’t guess the airtest result from the age of house, its construction type, or the amount of work which had been done to it. In fact, the house which had received the most comprehensive renovation works previously was by far the leakiest. The leaks were always in similar places though, and this sketch shows where they were. Although it shows internal wall insulation on here, the leaks were in the same locations on pretty much every property, insulated or not, only varying in magnitude. These were all found by using the back of the hand, listening for air movement or noting a colder than average area and exploring that location further. I’m always very keen to attend air tests and really enjoy trying to work out the leak paths, maybe that means I should get out more!

A common question I am asked regarding fenestration and the code is regarding existing buildings. Do you need to upgrade existing windows to current code U values? Part 1 of the BCBC notes that you are only obligated to meet the code the building was originally designed to, while Part 10 implies a requirement for energy upgrades to current codes. So the answerer would be yes in this case. But these 2 sections kind of contradict in a way and Part 1 exists for a very specific reason and I am making this assumption because old codes only covered life safety and health and did not consider energy requirements. My recommendation to anyone doing a window renovation is to bring them up to current codes and rebates help drive that initiative, however there is a big BUT to this. When an existing bedroom window that was a siding double pane window is upgraded to a triple glazed casement window, the size of the opening may no longer meet egress. So unless you alter the rough opening size which has a high cost impact, you have to decide if energy efficiency is more important or life safety. This is how you can use Part 1 as a decision making process. Another one is when the existing sill height in a 1980's Part 3 building is 900mm and no restrictor is in place, and the current code requires a sill height of 1070mm but in old unsprinklered buildings the window needs to meet egress. So adding a restrictor can violate egress. In these cases, bring existing windows up to one aspect of the code may result in another code violation. Long story short, renovations are tricky and knowing where the life safety risk is your core responsibly. Never silo code items and know the whole code is my recommendation.

Can you see the defect? No worries, neither can I. Sometimes the defect is what you can’t see. In this case the photo of the wall outside a bathroom is my reminder that no exterior terminal was found for the bathroom exhaust. This is new construction, Oakville, Ontario, Canada. Missing exhaust terminals are common enough that checking for all of them is high on my list at all inspections. I take about 150-200 photos per 4 hour inspection, and virtually no notes. Notes are used only when pictures won’t tell the story. For example, when 4 bathroom exhaust fans all look the same and I want to remember which one did not work. Or all circuit breakers look the same and I want to remember the size of the AC breaker. 3 or 4 cryptic short notes are typical. I could do an inspection without a pen but not without a camera. The relevant photos are embedded in the report.

When doing renovations don’t forget to contact your fire alarm system service provider to see if any devices will be effected by the renovation. These devices could have been framed in properly by removing the decorative cover plate and possibly adding a small extension ring added, which would allow the tiler to install flush to the junction box. It’s unfortunate how often fire alarm is an afterthought during construction.
