West Phoenix submarket tops nation for growth of industrial space The west Phoenix area has become the leading submarket in the United States for industrial development, AZ Big Media reports. Figures from Commercial Search show that west Phoenix has the largest active industrial pipeline with 7.8 million square feet of space under construction. West Phoenix added 49 million square feet of industrial space between 2014 and 2023 — a 53% increase. Phoenix is No. 1 in nation for largest active industrial pipeline West Phoenix boasts the largest active industrial pipeline among the top 100 largest U.S. submarkets, with over 7.8 million square feet of space under construction representing 5.6% of its existing inventory. West Phoenix added 49 million square feet of industrial space between 2014 and 2023 — a 53% increase — which was the 2nd-highest addition among the top 100. The submarket placed 4th among top 100 for its total industrial space of 141 million square feet. 63.3% of West Phoenix’s total stock is made of Class A industrial space – or 89.3 million square feet, which is the 3rd-largest inventory of Class A among the top 100.

𝗞𝗲𝘆 𝗛𝗶𝗴𝗵𝗹𝗶𝗴𝗵𝘁𝘀: • Annual leasing activity decreased by 3.5% year-over-year to 8.9 million sq. ft., with renewals making up 46% of this activity. • Renewal activity saw an 18.2% increase, reaching 4.1 million sq. ft. • Net absorption was 3.1 million sq. ft., higher than the previous quarter but 21.4% lower than H1 2023. • Construction completions dropped by 56.9% year-over-year to 4.4 million sq. ft. 𝗦𝘂𝗽𝗽𝗹𝘆 𝗮𝗻𝗱 𝗗𝗲𝗺𝗮𝗻𝗱 𝗜𝗻𝘀𝗶𝗴𝗵𝘁𝘀: • 𝗩𝗮𝗰𝗮𝗻𝗰𝘆 𝗥𝗮𝘁𝗲𝘀: Overall vacancy rates increased across all size ranges, with a significant rise in vacant new construction. • 𝗖𝗼𝗻𝘀𝘁𝗿𝘂𝗰𝘁𝗶𝗼𝗻 𝗔𝗰𝘁𝗶𝘃𝗶𝘁𝘆: Construction starts continue to decline, with only 1.7 million sq. ft. breaking ground in H1 2024, 31% of which were built-to-suit projects. • 𝗔𝗯𝘀𝗼𝗿𝗽𝘁𝗶𝗼𝗻 𝘃𝘀. A rising tide lifts all boats. Driving around Houston and Dallas, it doesn't take long to see that the investment in roads is driving opportunity and priming the local economies for more growth. It's a simple message but one that we seem to miss often (in states other than TX, CA, OH, IL, and MI) - capital investment is how you grow over time. As I was driving along the industrial sectors of Houston yesterday, I did a back of the envelope calculation that I must have passed businesses that support 8,000 forklifts, maintain 20,000 bay doors, and maintain hundred of acres of roofing. Forget the core business being conducted in the spaces that I passed, the secondary and tertiary impacts of growth and need are staggering. Think of the supports that need to support the core functions of those operations. Growth begets growth - it's compounding but for opportunity. I am leaving later to go back to my more constrained PNW economic vision but appreciate more that old adage - the best time to plant a tree is 20 years ago, the 2nd best time is today. I believe we need to plant more. #strategicplanning #economicdevelopment #opportunity

You can tell when it's getting to the end of the quarter in the electrical industry. Not only are salespeople with publicly held manufacturers pushing to close deals (need to make the quarter), but the acquisition market heats up! Last week Graybar announced they acquired Blazer Electric Supply Company 2.0 Today, CED announced that it acquired Parrish-Hare / Power-House Electrical Supply sharing ... "CED has acquired certain assets of Parrish-Hare Electrical Supply located in Irving, Texas. Parrish-Hare's four locations (Irving, Haltom City, Midlothian, and Ennis), which operate under the names Parrish-Hare and Power-House, will operate as a separate subsidiary of CED under the continued leadership of Parrish-Hare founder Pat Hare and his team." And, in the rep / lighting agent world, Synergy Electrical Sales merged with Electric Lighting Agencies, Inc. (ELA). By my count, 15 distributor, rep and lighting agent deals so far this year (see tomorrow's www.electricaltrends.com for details.) Congrats to all ... and who's next (and yes, we've heard of others coming, possibly by the end of the quarter.)
