A term I like to use is context. What is the character of the neighborhood. It is however, important to understand that in urban environments, one of the elements of a stimulating environment is the juxtaposition of modern and classical, strong yet simple form coupled with classical architectural ornament. In college one of the first assignments I had as to create variety within order. This sums up what a great urban environment should be.
✨Why beauty matters in the urban environment. Hereford Square, London. The before image is a five-story residential building that was built in 1958 on a bomb-damaged site on Hereford Square in London. In 2007, the building received a Grade II listing, but a procedural error and a private appeal led to its delisting in 2008. A developer subsequently bought the building and tore it down, rebuilding in its place the three stucco-fronted townhouses that had previously occupied the site and been lost to bombs in World War II. The replacement townhouses have significantly more visual appeal than the building they replaced, and are much in keeping with the architectural character and heritage of the area. If asked which one they preferred visually, the vast majority of people would no doubt choose the rebuilt townhouses over their predecessor. What do you think?

In 2022 our friends at Oak Ridge Church in Salisbury, MD, asked if we could help out one of their new tenants with a concept design package. The church owns an entire strip mall and had leased a former K-Mart to the Junior Achievement Center (JAC). 🏢 The JAC was looking to spruce up their building's exterior, so we jumped on board and collaborated to give their building a fresh new look! 🎨 A big thanks to Junior Achievement for being such great partners to work with! 🙌 #communitycollaboration #designtransformation #beforeandafter #plainjoe

Exciting News: Full Planning Permission secured for Alterations and Extensions to the Former Beales Department Store in Bournemouth! We're thrilled to announce that tor&co has secured full planning permission for the transformation of the iconic former Beales department store in Bournemouth into a vibrant mixed-use scheme! This project will create: 130 new residential flats 3 hybrid-use commercial units across basement and first floor A gym and swimming pool across basement to upper ground floor 42 parking spaces on subterranean levels, accessed by two car lifts tor&co provided a comprehensive range of services for the private client, including architecture, planning, heritage, landscape architecture, and viability expertise. We worked collaboratively with BCP Council and consultees to navigate the complex constraints including the close proximity to multiple designated and non-designated heritage assets, including the grade I listed St Peter’s Church. The consented scheme retains the existing building’s core structure and introduces many design features which nod to the historic design. The development was praised by the case officer for its efforts to preserve the non-designated heritage asset. This development will not only help to address Bournemouth's significant housing need but also revitalise the building through the re-instatement of commercial uses at ground floor, animating the building throughout the daytime and into the evening. This car-parking building on Hereford street with a Timezone arcade in the ground floor has actually became a bit of a meme online. It's right in central Christchurch, less than a block from Cathedral Square and on the backside of Cashel street. It's a basically a big concrete wall, set about 20 meters back from the road. The carparking building is somewhat a part of the BNZ Centre, as well as Oxford Terrace. When I first saw it around when it opened last year, I was somewhat bemused and disappointed that building looking like this will be allowed in the central city (let alone another parking building). However, since then I've seen a few photos of this building a numerous social media sites/posts, often with little context besides something like "look at this big strange ugly concrete building". Even seen foreigners repost photos of it and talk about it. It goes to show this is not a regular building. Often dubbed the "brutalist arcade" Walked past it again yesterday, and nothing much has changed. Anyone know if there are any plans for it/the site in front of it which is currently a bare patch of grass? The heart of #Shipley is set to undergo a massive transformation with the ambitious redevelopment of its market square. A planning application for the project has been submitted, led by Bradford Council’s Landscape, Design and Conservation Team, which will revitalise the market square, under the Shipley Streets for People initiative. This new design will create a contemporary and adaptable space, suitable for events and pop-up market stalls. An all-weather canopy means the square will be able to host year-round events, ensuring a vibrant atmosphere regardless of the weather. When The Hankin Group developed a high-density mixed-use town center, CVDA was requested to review a plan to enhance placemaking, walkability, and create a landscape character that is in keeping with the Chester County cultural landscape. During the process CVDA revisited the street design system, all walkways, the community center/pool area and developed the trails and related site circulation. The enhanced plan included pedestrian friendly streetscapes that will serve both residents and businesses, more aesthetic parking facilities, and a network of parks and open space enhancing the neighborhood experience. Challenges included meeting ADA requirements given the slopes of the site, developing landscape enhancements that did not interfere with utilities, re-grading the site to meet the challenging cut and fill requirements, and incorporating traffic calming initiatives that provided enhanced value to the overall design of the project. #placemaking #towncenter #trafficcalming #culturallandscape #mixeduse
