LA: Pay attention to what Pro-Housing really means. The Department of City Planning has recently published a series of "rezoning lookback" reports that provide valuable insights into the impact of past zoning decisions on local housing production. The study's findings reveal that the current zoning regulations are limiting the development of housing in certain areas, thereby exacerbating the problem of affordable housing. This highlights the urgent need for revisiting the existing zoning laws and making necessary changes to address the issue.

I keep hearing from #retwit building in public can go along way, but I also can see most developers don’t share publicly what their doing until they have secured their site which makes 💯 sense. Yesterday I read the RFEI and highlighted Cleveland Heights development goals for these lots. 1️⃣Construction of new single-, two-family, or “middle” housing across a variety of price points (the City may consider other uses on a limited basis). 2️⃣Strives to implement sustainability best practices. 3️⃣ Matches and/or enhances the architecture and aesthetics of the surrounding area. 4️⃣ Complements, and is harmonious with, adjacent residential properties and neighborhoods. 5️⃣ Incorporates thoughtful landscaping into the design and redevelopment. 6️⃣ Strengthens the surrounding neighborhood(s) in which the lot(s) is located. 7️⃣ Housing options that also include some number of units incorporating “age-in-place,” “universal design,” and other accessibility concepts. I’m excited to respond to my first RFEI, going after a couple of vacant lots to build SFH. Now I’m working on securing quotes from various vendors to plug into my proforma. Anyone have any vendor suggestions for sustainable materials, concrete (Full-basement/Garage slab) vendors, or general feedback? #NHKxThoughts #clevelandrealestate #NHKdevelopment
The City of Cleveland Heights has issued a Request for Expressions of Interests for approximately 190 vacant lots in the City. These are primarily single-family lots that the City would like to see new infill-housing constructed on. Submissions from qualified respondents are due November 22. Nice work, Worthington City Council! I just watched an hour of its May 20th meeting, specifically to see the summary presentation on its housing study that was covered in the Columbus Dispatch recently. The 150-page housing study, which is available on the City's website, will serve as a guide to Worthington's upcoming Comprehensive Plan. The housing portion runs from 32:15 to 1:32:00; and the hour includes Q&A and discussion among Council and the presenters, AND citizen comments, too. Among the topics addressed were: cost-burdened residents (those spending more than 30% of income on housing costs); (the need for) zoning revisions to address density and certain barriers (being land-locked and/or built-out); "displaced commuters" (workers who can't afford to live where they work); and residents' fears of being priced out of their homes -- all familiar themes. https://lnkd.in/gwpY_iNu

Exciting to hear the Bronx rezoning plan has been approved by the NYC Council. Part of Mayor Adams' City of Yes for Housing Opportunity initiative to build 100,000 new homes in the next 15 years, the East Bronx area will have 7000 new homes and four new rail stations that are planned to be completed by 2027. One of the biggest challenges in housing developments in NYC seems to be finding space to build parking. With land mass almost half the size of London, this may be an area where the city must take a stance and radically restrict unnecessary provision of parking space in a city with a car ownership rate of 45%. Meanwhile, Mayor Adams's rezoning plans are ambitious, but first, he will have to answer the series of grand jury subpoenas issued from the Fed's investigation into his 2021 campaign.
