Recently, the The New York Times "The Daily" called the housing affordability crisis a “disease” the U.S. caught during the GFC, pointing to the loss of homebuilders as the main culprit. But here's the real issue: If homebuilding were a truly profitable venture, new companies would have rushed in to fill the void. Unfortunately, even with sky-high housing prices, it’s not an attractive business to start. Why? 1. Land, labor, and material costs are through the roof. While zoning changes can help lower land costs, labor and materials are intractable and difficult to reduce. 2. Government subsidies can help, but navigating those programs requires expertise that new entrants typically lack. Yes, we absolutely need more housing, and yes, the GFC hit homebuilders hard. But framing this as a "disease" with a simple cure misses the complexity of what’s really happening. It’s a collision of growing population, skyrocketing costs, and dwindling available land.
