Arena REIT has extended the maturity dates on each tranche of its $500 million syndicated borrowing facility. As at 30 June 2024, the weighted average remaining facility term will be 4.1 years with no expiry before 31 May 2027; the undrawn debt facility capacity will be in excess of $120 million and available to fund the development program and future growth opportunities. Arena’s weighted average cost of debt as at 30 June 2024 will be 4.0% compared with 3.95% as at 30 June 2023. 80% of borrowings are hedged for a weighted average term of 4.7 years. The weighted average hedge rate as at 30 June 2024 will be 2.03%. Commenting on Arena’s financial position, Chief Financial Officer Mr Gareth Winter said “Arena has maintained capital management discipline through the cycle with consistent hedging programs, extension of facility term and sustained capacity to deploy capital into growth opportunities consistent with strategy.” #AREITs #socialinfrastructure #capitalmanagement

In reading this FundFire article chronicling the recent oversubscription of a fund expected to pursue “mid- to high-teens net returns” investing in first-loss equity tranches of CLOs, I was reminded of a quote from a grizzled, 1970s-era industry veteran. When I was a young buck in the industry during the 1980s, he growled “More money has been lost reaching for yield than has ever been lost in the stock market." So today I too growl.   Those newly subscribed LP’s must have pretty dire expectations for go-forward market returns from public equities. After all, the hurdle rate for most LPs and asset owners is estimated to be 7-8% (ie: spending plus inflation). Does an asset owner really need to take on the risk/reward of first loss CLO equity tranches with the attendant illiquidity, non-transparency, leverage and increased costs?   ACR shares a paltry outlook for foreseeable broad equity market returns. As such, we suggest asset owners reorient their public market equities away from those tracking indexes and toward those striving to produce satisfactory outcomes that align with their actual spending requirements and goals (ie: spending plus inflation).   Contact ACR to request a consultation about a liquid, daily valued public equity strategy that, comparable to private market assets, strives to reliably compound satisfactory absolute-return, investment outcomes in excess of investors’ actual long-term funding needs and spending goals, but in contrast to private market assets, does so without the unpleasant encumbrances of increased illiquidity, non-transparency, leverage and higher private market fees & expenses.
