The calm before the storm (well, work at least). Demolition is complete at the Eight Mile Plains site. The team at Urban Earthmoving (Qld) Pty Ltd have done a brilliant job, plus left the site in nice, neat condition. It’s time for Team PKM Earthmoving to mobilise to site and start civil works. This is a 4-lot subdivision, so there is always plenty to do on-site for the contractor. On this project, we have all the standard fare: sewer, water, stormwater, filling and level 1 compaction. And if you caught my last post – fencing and block work have been added to the scope 😅 We are also working with an arborist to manage the potential impact on the street trees on the frontage of the site. Council Stormwater under the kerb. Another story where we just missed the threshold of the cover between the stormwater obvert and underside of the kerb. This is a gravity stormwater pipe and changing the height of it in one spot is not going to work as it will affect the designed fall for the water to flow. So we have to work with what we have. Even though it is a minor encroachment we still have to rectify the deviation from the design. Until then there is a stop work order and I have to get the surveyor and engineer involved on the day to address the depths of the pipe in detail. Hopefully can resume roadworks on Monday without concrete encasing it. Welcome back, here are the some key updates for July at Dacy Business Park: 1. *Building Delivery Delay* Unfortunately, the first building delivery has been pushed back a week to August 8th. The storm water pipes are taking a little longer to install and get the correct elevation. It's better to be right than fast. 1.5. *Select Fill Deliveries and Upper Pad Work* Ranger continues to deliver select fill, and our team is actively working on the upper pads which will comprise Phases 2, 3 and 4. Ranger Excavation is doing an excellent job of keeping this project on schedule. 2. *Plumbing Installation* Plumbers are starting today to run pipes for the first building. We trench our own lines for plumbing and never share runs in the beam or laying pipe on top of the pad. All shortcuts that bite you in the end. 3. *Concrete Pad Preparation* Morelio Foundations, our concrete expert, will be ready to pour the first pad by the end of next week. The beams are already installed on Building 1 and is working on Building #2. 4. *Storm Pipe Installation* We've finished installing storm pipes in front of the first three buildings, ensuring proper drainage and infrastructure. 5. *Second Entrance Culvert Installation* Today, the team began installing our second entrance culvert, enhancing access to the site. 2 entrances are better than 1. 6. *Pond Outfall Wall Construction* Work on the pond outfall wall continues, with cement being poured into the stair-stepped feature today. Edgar are awesome superintendent is coordinating with our neighbor to add gravel and grade his yard for better water drainage—a thoughtful gesture to maintain good relations with our neighbors. 7. *Concrete Form Templates Ready* Lopez Construction has completed all plywood templates and is ready for the concrete forms. We faced a minor hiccup with an order, needing more nuts than anticipated. Thanks to American Bolt, we quickly ordered the additional nuts needed. A project like this doesn't just happen by clicking keys or making phone calls—it happens when sweat and blood mix with dirt and grit. We want to extend a huge thank you to all of our crews, subcontractors and foreman that are making this possible. Texas heat is brutal and we appreciate everything you do. This project would not be possible without you!

Before we start any extension projects, we have to strip the site 👇 Site stripping involves: ✔️ Removing obstacles (such as patio slabs, unnecessary soil, masonry, plants, or fencing). ✔️ Dealing with waste (such as removing and disposing of undergrowth or trees). ✔️ Arranging skip permits (so we can dispose of waste and soil from the excavation). We also often locate and mark utilities, such as electricity, gas, water and sewer pipes, and cut them off before the excavation stage of the project. Perry's Construction Stormwater Tip #75: If you “do it right the first time”, you shouldn’t have to repair a site. Here is one example from the 2010 Clear Water Alabama event where the project is now over 14 years old. Riprap outlet protection was installed at the pipe outlet to dissipate the energy of the flowing water. The eroded channel was shaped to design dimensions, covered in TRM, infilled with topsoil, and sodded. Other than a little vegetation management needed at the riprap outlet, the site is still pristine.

Limecrete is not suitable for all sites and circumstances, especially water laden sites as there may be just too much moisture for the limecrete to handle. Ensuring the ground below the limecrete slabs was dry enough and not liable to saturation during periods of wet weather, with a high-water table was critical. Site investigation was conducted during the early stages of construction to ensure limecrete was still a viable system. Ensuring the existing house foundations were not undermined with the limecrete slab excavations. Existing heritage buildings sometimes have low foundations. To ensure limecrete was viable the contractor was asked to excavate small trial holes at each corner of the space to check there was enough wall depth to accommodate the full limecrete slab build up before excavating fully was also critical. Ensuring the external ground levels were not higher than the internal floor level and that external rainwater could drain away from the house was important. Saturated walls and water that is allowed to pond near walls can reduce the capability of a limecrete floor slabs ability to buffer water below the limecrete, in the foamed glass aggregate insulative layer.
