In the recent legislative session, Utah passed a statewide modular building code, SB 168, that unlocks modular construction in every municipality and paves the way for more affordable housing. Supported by the Utah League of Cities and Towns, it is believed that this code will “allow the [housing] industry to scale in the state as cities are able to more easily accommodate the new home type in their zoning laws and city plans,” says the Deseret News. This statewide code is based upon Salt Lake City’s implementation of ICC/MBI Standards 1200 and 1205. In 2021, Salt Lake City was the first jurisdiction in the entire nation to adopt these ICC standards. This is a must read! Chicago should consider a similar approach. LA has made affordable housing an emergency and has eliminated unnecessary reviews, requiring approvals in 60 days and building permits in 5 days. This has unleashed over 16,000 new affordable housing units and billions in private investment in LA’s neighborhoods without a single dollar of public subsidy or tax credits. This is a great case study in government incentizing development by simply doing its job more efficiently. Shout out to Mayor Bass! Likewise, Chicago could unleash its talented architects, builders, contractors and developers by eliminating duplicative and unnecessary reviews, putting time limits on approvals, and valuing speed in the entitlement processes. These procedures will help ensure the safety, stability, and resilience of New Jersey's condominiums and coops for generations to come. I think that this is a good step toward ensuring the proper maintenance, care and safety for properties. I personally am not always a fan of governments regulations, but, in this instance, when it comes to the structural integrity of buildings, I believe that this is important legislation. As a structural repair contractor, I see a lot scary conditions that are allowed to remain for far too long. I look forward to sharing more about this new legislation as I look into it and become more familiar with its implications.

"Cities and counties in California are aggressively – and sometimes in a coordinated way – adopting the “objective design standards” required by the Housing Accountability Act. But increasingly, local planners say, the waivers and concessions permitted by the state’s Density Bonus Law serve to undercut the objective standards. Although the intent of the objective design standards is to ensure that cities do not deny housing projects based on squishy requirements, developers using the Density Bonus Law can get out from under some of those standards even after they are adopted." Heartfelt condolences for deceased. Honestly Don’t know why people compromise on their safety and family well-being by trying to act architect and engineers by themself, constructing every possible corner and beyond the property lines available. Sadly the solution by authorities : mark it as natural calamity , give compensation, in place of enforcing the rules for safe construction. Can one purchase life from compensation? Can authorities compensate every victim of such accidents? Or it’s just appeasement to satisfy votebank at the cost of their life? Public and authorities has to act responsible. Provide long term safe solutions. These temporary politics influenced actions can’t help country nor can bring back the innocent lives. They were not even aware that the building they think as home is going to prey on them. Further there must be population control measures as well, to ensure every life is a good life, than having many lives in misery. We at Aeiforia Architects can be reached to take free advise on construction and planning , of affordable houses. It’s our initiative to help those who can’t afford to pay fee or are afraid of approaching architects, four houses a month, on first come first serve basis on a commitment that planning shall be followed and such dangerous compromises shall not be done.
