So my city, the city of Chicago have a community development grant program going on. To renovate destressed houses in underserved communities. They are in a dire need for community redevelopment. I believe it’s a win win situation for lenders of any sort. Through the program, not only are investors gaining properties in the city of Chicago at a discounted price but the program giving back 75% of total price of rehab project, long as you can show you have access to 50% of total project cost. Wowwwwww !!! So not only are an investor securing property, benefiting from the equity increase, they also only spending 25% and recouping 75% in reimbursement of said total cost.

By influencing where and how community development dollars are spent, we can help drive capital to communities with low incomes and make the community development finance system more durable and equitable. There are many points of entry to the community development finance system, each with its own strengths based on the intended impacts. RWJF worked with BWB Solutions to develop a useful graphic with examples of how each type of community development finance organization can build healthier, more equitable communities. Our team is working with a variety of these types of organizations to advance health and racial equity, including: 🔴 The National Association for Latino Community Asset Builders: a network of community development finance institutions working to provide loans to affordable housing developers and small businesses in Latino communities. 🔴 Inclusiv: a nonprofit that funds community development credit unions, increasing their capacity to provide capital to families and communities with low incomes. 🔴 The Council of Development Finance Agencies: a national association that provides capital to development finance agencies to foster job creation and economic growth for small businesses of color. Northwest Neighborhoods, in partnership with developers Flaherty & Collins Properties, are working on a new project that will bring more affordable housing to Cleveland: the Depot On Detroit. Josh Jones Forbes, the marketing director for Northwest Neighborhoods, a nonprofit organization providing affordable housing and community development services to the Cudell, Detroit Shoreway and Edgewater neighborhoods, said a transit-forward affordable housing project is just what Cleveland needs. “There’s a huge unmet need for affordable housing, the demand has far outstretched the supply,” Jones Forbes said. “More housing is good. More housing on a vacant site, next to transit, with affordable apartments, that’s about as good as it gets.” The building will add 60 units of income-based rental housing, available to individuals earning between 30–60% of the area median income, to the Cudell neighborhood. MSHDA OPENS NEW $60M NEIGHBORHOOD DEVELOPMENT GRANT https://bit.ly/3VSEIrx The Michigan State Housing Development Authority (MSHDA) has introduced the MI Neighborhood program, a $60 million grant application aimed at simplifying access to funds for housing development. Open to developers, nonprofits, and local government units, the program consolidates nine existing funding sources to streamline the process. Lansing Mayor Andy Schor praised the initiative, highlighting its potential to aid in constructing new homes, renovating older properties, and investing in neighborhood improvements. The California Department of Housing and Community Development (HCD) announced the second round of awards from California’s innovative Multifamily Finance Super NOFA (MFSN), designed to spur much-needed housing development by reducing administrative barriers. Of 4,018 homes funded, 3,947 will be restricted to those earning 80% of Area Median Income or below. This includes 723 permanent supportive homes, 805 homes with 3-4 bedrooms for families, and 696 homes for seniors. Funds were set aside for emerging and community-based developers; projects in high-resource areas received scoring incentives. The Multifamily Super NOFA allows developers to apply to 4 separate funding programs through 1 application, saving builders time and money.
