Another three tenants have signed for #warehouse space in Southwest #Florida at Tri-County 75, a new 72-acre #industrialpark developed by TJ client Glenstar. Team TJ quickly spread the news of the #leasing activity, which brings the four-building park in Fort Myers, Fla., to nearly 65% leased. We also noted the property’s third Fortune 500 tenant took 56,705 square feet of space, Fort Myer's largest industrial lease in Q4 2023, and the other two leases inked this quarter were even bigger, at 68,665 square feet and 67,620 square feet. Despite Southwest Florida’s industrial market absorbing 2.6 million square feet and adding 2 million square feet in 2023, the region’s vacancy rate remains below 5%. This is an interesting article that highlights new construction in the Long Island industrial market: with 18 million square feet proposed, 3.5 million square feet constructed, and currently only 1.8 million square feet leased, where do developers go from here? Developers of the 1.7 million sq ft of completed but vacant warehouses might consider selling these properties to industrial owner-users seeking high-quality facilities to purchase. Meanwhile, those planning future projects could pivot by constructing smaller warehouses that align with the current market demand for spaces under 50,000 sq ft.

“The neighborhood and the community called for retail development, not a cement plant,” - Mayor Tishaura Jones. Well, fiction can be fun. I spoke with an Alderperson for North City and they told me a completely different story. In late January, an Alderperson reached out to me via email to set up a meeting to discuss the RFP for this site and expressed their “disagreement with the statements made by the mayor.” We met in February and what I heard from this leader about the lack of transparency/engagement/care shown by City officials to the citizens of North City will shock you: 1. North City residents had no knowledge from the City/SLDC about the RFP for the STL Ammunition site nor did the City/SLDC discuss the proposal from Concrete Strategies with them prior to the RFP deadline. 2. Only after the media fallout regarding the RFP/Concrete Strategies proposal did the Mayor and SLDC reach out to discuss it with the local community. 3. When the Mayor finally met with members of the community. The Mayor told those in attendance that the proposal was for a concrete factory that would omit hazardous dust into the environment (not true!). North City leaders want development, job creation and safety for their constituents. Since the above meeting, I have spoken with several other developers (that are happy to share their stories) who told me about similar experiences with trying to redevelop in North St. Louis only to have roadblocks of ineptitude placed in their way to the detriment of community advancement. In the meantime, I guess we will wait another +50 yrs for Walmart or The Home Depot to bring retail to North City. “Don't tell me, I'll tell you Me and my people just about due I've been there, so, I know They keep on saying, "Go slow" - Nina Simone p.s. You might be wondering why I got involved in this deal to begin with. The answer might surprise you: I really care about St. Louis and want it to prosper for all people (especially those in North City).
