Alright so I missed my midweek market update yesterday. It's a holiday week and actually myself and the whole family had some sickness kind of run through over the long holiday weekend so we didn't get to enjoy the weekend. Everybody's OK now and back to school. But just playing catch up. So here I am on Thursday giving you the market update Thursday evening. I am feeling some major 1990s Charlotte Hornets vibes here with my colors today. And you know, that just makes me think of the peak of my sexiness. And you know, a little picture here of me and my Charlotte Hornets starter jacket doesn't get better than that. So that was it. That was the tops of everything. And it's all downhill from there. So hope you all are having a great Thursday. The markets certainly are enjoying things. Maybe not so much the stock market as the bond market. Mortgage rates now, for the second day in a row, have closed above that key level of 101. I'll put the chart here. So that's two days in a row. That's good. That kind of makes that one-on-one support. So now maybe we see things get a little bit better. So we are sitting in some good days. There is a big jobs report due out in the morning that is going to be big news. So we'll see what happens there. That could push things in either direction. You know, and it may the results they're saying of that jobs report could influence what the Fed does, what the rate cut here in September coming up. So we'll see, we'll see. But big news yesterday was that the bond yield curves have talked about this, the 10 year, the two year, those yield curves actually unversed for the first time. They were equal yesterday for a while. And today at one point the 10 year was actually a higher yield than the two year. So that was interesting, but it did not close that way. They read, they read inverted and that's how the market closed. But the the fact that they, you know, were the same yesterday and actually the 10 year a little better today, that's big news. And again, like what I said last week, that is a historically a precursor to a recession ahead. So and that's what's going to get the Fed moving on these interest rates. So we'll see what the future holds. But today is a good day in the world of mortgage rates. And if you want an honest evaluation for a refinance, you know where to find that. Right here and certainly if you're looking to buy a home, let's get those wheels in motion so you get ready because we're going to have some good window of opportunity here. If you get into it ahead of the masses, that will be better for you because it's going to get busy with multiple offers and stuff. So, you know, beat, beat the crowd, get a better deal and we'll help you make that happen. Have a great Thursday night.
