Last week during Bisnow's Northeast Industrial & Logistics event Paul Dunlevy and I received an incredible tour of the 400,000 sq. ft., 3-story Red Hook Logistics Center built by RXR (great catching up with Ivan Kondili) and LBA Realty, alongside Hunter Roberts Construction Group and Michael Squilla, LEED AP BD+C. One fascinating detail—because of the site's proximity to the water, they had to use CMU on one wall as cranes weren’t feasible, highlighting the creativity of developers transforming previously undevelopable, contaminated land. It was great hearing Albert Fitch from The STRO Companies discuss the increasing competitiveness of environmentally challenged sites in NJ. Always a pleasure catching up with Charlie Stocks to hear about W. P. Carey Inc.'s industrial redevelopment projects nationwide. Key Takeaways - Best-in-class industrial assets are defined by their flexibility—whether it’s the ability to divide the property, increase electrical capacity, or incorporate automation, adaptability is key. - There’s a significant opportunity for industrial developers to not only solve environmental issues on contaminated sites but also contribute positively to municipalities in the process. - Overall sentiment is optimistic with strong investment and development opportunities ahead in the industrial sector. With the limited availability of developable industrial land in the NYC region, now is the ideal time to invest in prime, irreplaceable locations. As demand for environmentally challenged sites grows, the increasing competition points to significant shifts in future investment and development opportunities.

Really enjoyed presenting this #CPD session to Greycoat Real Estate LLP with Gareth Bridgman for SAY Property Consulting . Very interactive discussion and interesting insights. #realestate #learning #rics #property #propertydevelopment #propertymanagement
Our "Breakfast & Learn" sessions give the whole Greycoat Real Estate LLP team the opportunity to hear about new projects, market updates, and changes to good practice and legislation. This week had more of a residential focus and we were really pleased to welcome SAY Property Consulting to discuss how successful placemaking can help us to ensure that we meet our goal of delivering cohesive developments and communities that we and more importantly the end users can be proud of. It was interesting to exchange our experiences on designing for efficient operation, delivering projects with efficient service charges, and the increasing role of sustainable technology. The team at SAY provided numerous examples illustrating the importance of getting this right from the outset. Lastly, the new Building Safety Act and Ground Rent Reforms are posing real challenges for residential developers in particular, and SAY provided some thoughtful insight into what is such an evolving topic. Our thanks to the team at SAY Property Consulting for making the time to see us.

As senior year wraps up, I wanted to share my experience in a unique internship opportunity I worked on throughout this semester. I served as a Sustainability Consultant through the ERB Fellows program at the University of Michigan, working under Chip Amoe. Kashika C., Colleen H., and I worked with the chief executive team of a regional street sweeping company -- an industry I knew little about previously. Throughout the semester, we engaged in thorough research and interviews with local green infrastructure, stormwater management, and street sweeping professionals to build out a point of view on current street sweeping practices in Southeast Michigan and how the practices can be improved. Specifically, we provide recommendations for best sweeping and catch basin cleaning practices, shortcomings in SE Michigan's current practices, case studies of different regions with innovative practices, the stakeholders and organizations at play in this space, and the significance of reimagining the role that sweeping and stormwater management practices can play. The future of sweeping should more thoroughly consider innovative efforts to recycle, compost, or reuse the debris gathered from sweeping, utilizing it as an efficient material rather than filling up our landfills with it. This slide deck can be reviewed by residents, local politicians, and sweeping companies to open up the conversation about the significance of sweeping and debris management to reduce debris and contaminants from ending up in our watersheds, as that has notable environmental, health, and economic implications. Attached is the deck if you are curious to learn more about the major takeaways from the project. I loved working with this team on such an interesting topic, combining my interests in business, sustainability, and planning.

🚀 Exciting Times Ahead & The Journey of Persistence As we navigate the thrilling yet challenging world of property development, I wanted to share a glimpse into our journey and the significant milestones we’re eagerly anticipating. 🌟 Our team is on the brink of launching our most ambitious project yet. The excitement is palpable, as we await planning approval. Interestingly, we’ve found that the anticipation of planning permission often brings more suspense than the actual construction phase. It’s a testament to our passion and commitment to bring our vision to life. 🏡 On another front, we’re advancing with a back garden development project, a venture we secured planning for last year and are in the final stages of acquiring the site. This development symbolizes not just growth but our adaptive strategy in the ever-evolving property landscape. However, the path to success is not without its hurdles. The potential of site deals falling through is a reality we face, which could set us back to square one. This uncertainty underscores the importance of resilience and continuous exploration for new opportunities. We remain on the lookout for sites primed with planning permission, as the wait for the planning department’s approval is a challenge we aim to navigate more efficiently. 🔍 Our journey is a blend of anticipation, planning, and the continuous pursuit of opportunities. It’s a cycle of excitement, patience, and sometimes, starting anew. Yet, it’s these experiences that enrich our journey, teaching us the value of perseverance and adaptability. As we look forward, we invite partners, investors, and collaborators who share our vision of transforming spaces with potential into vibrant developments. Together, we can turn challenges into stepping stones for success. #PropertyDevelopment #PlanningPermission #Resilience #Innovation #Collaboration
