🚫 Today's Discovery: The "No Hawkers" Sign 🚫 While out on appointments today, I came across a sign that read "No Hawkers" and was curious as to the history behind this phrase. Traditionally, "hawkers" refers to individuals who travel about selling goods, typically with loud advertising. This term has roots stretching back to the Middle Ages, where hawkers played a crucial role in rural commerce, bringing goods and news to isolated communities. However, as cities grew and retail shifted to more established storefronts, the presence of hawkers began to clash with the evolving urban landscape. The "No Hawkers" sign is a relic of a time when businesses and homeowners sought to deter these itinerant vendors from soliciting in certain areas, aiming to maintain privacy and reduce the disruption caused by the often loud and persistent selling techniques. With the Original Tommy's celebrating its 78th anniversary, it seems right to share this story again before the month is over: Tom Koulax opened the Original Tommy's shack on Beverly and Rampart back in 1946. In time, Tommy's opened new locations, sold merch, and purchased the land at all four corners of Beverly and Rampart. Two are used by the restaurant and two are leased. Why am I sharing this story? I’ll never forget one of our earliest (and busiest) days at our Aldridge store. Aldridge was the only Wingers shop at the time and we hadn't expanded as a franchise yet. It was a Saturday, and within just 5 hours, we pulled in £5k. Our biggest night yet. It was one of those surreal “pinch me” moments for my dad, brother and me when we realised that Wingers could be a seriously scalable business. But success doesn’t always come smoothly. That same day, as the orders kept flying in, so did complaints as the drivers couldn't keep up with the deliveries. I always find complaints hard to deal with as I want every customer experience to be a good one, they always feel a little bit personal. We got through the shift in the end, and that day taught me a valuable lesson: I can’t control everything that happens, but I can control how I react. Instead of getting lost in the chaos, or worrying about complaints we focused on what we could do to turn things around - communicating with customers, making things right where we could, and learning from the experience to prevent it from happening again. That hectic day marked a turning point for us. It was the moment we realised that Wingers had the potential to be something big. Today, we’ve grown to 12 stores across the UK, but that early experience in Aldridge still guides us. It’s a reminder that while we can’t always control the uncontrollable, we can always control our response. #BusinessGrowth #CustomerExperience

Hannah (Prokop) Hammond's first-person reflection on Foxtrot is a showcase in the importance of neighborhood journalism. There is a lot to this story that has yet to revealed but from a 30,000 foot perch, the stunningly abrupt shutdown took me back some 22 years ago when a venture-backed M&A beast called Swifty Swerve closed and literally padlocked overnight 500+ stores across the South, casting thousands of employees out of work and without a paycheck. Swifty soon descended into Ch. 7 bankruptcy after a multi-year run of aggressive growth and a flood of mounting debt that Swifty's investors never knew. On some levels, you cannot compare Foxtrot to Swifty. The latter was about scale and a mass of inferior stores, while the former was the gilded knight, bedecked in upscale ornaments and aspirational affluence. But what the two likely share is what lay beneath the glittering self-praise and self-promotion. Too many mistakenly believe convenience is a guaranteed pot of gold. It's not. It requires extraordinary discipline, a narrative (which Foxtrot certain had) and, as longtime industry savant Gerald Lewis nails it, customers. It's easy to get caught up in extravagance and hype, but someone ultimately has to pay for that investment. I remember not so long ago when a respected c-store chain opened up a striking prototype. My eyes were taken in by the visual magic. But a sober executive at another company confided, "this will be closed or converted in under 3 years." I looked at him in disbelief and wondered aloud whether he was simply jealous. "No, it's not about jealousy," he replied. "The store is beautiful. The question is whether the store can pay for itself. They're going to have to either get a lot more traffic into the store or price everything at a super premium." He guessed (rightly btw) that the store cost about $2m more to build than the typical cstore at the time. The business didn't justify the cost. And I suspect that, at least in part, is what happened to Foxtrot. #cspdailynews #hannahhammond #foxtrot #swiftyserve #bankruptcy

Conn's faces possible mass store closures, bankruptcy Conn's, a Texas-based furniture and appliance store, is reportedly considering closing 100 stores across the U.S. amid significant losses over the past three years. This would represent nearly 20% of its footprint and over 40% of the stores it directly controls. The company operates more than 550 locations (378 of which are dealer-owned). We are officially in the market on our strip center (called "Midtown Crossing South") located in Plantation, FL (due west of Ft. Lauderdale). Here's why I like this deal.... - What's not to like when a deal is in Florida! All of the obvious advantages of being in the Sunshine State - growing population base, income tax free, etc. - This strip sits on a road that has 51,000+ cars per day pass through. So it's going to get a ton of visibility - not to mention access is very good to the site. Plus, a brand new WaWa under development next door. - Great lineup - Starbucks is your anchor. Has 2 other restaurant concepts that are local/regional. We understand Starbucks is killing it here (look at that backed up drive-through lane!) - Strong leases in place - on average provide a 2.77% rent growth annually. Better than what you can get in most retail/restaurant deals. We think this is either a great 1031 play or a pride of ownership asset for investors who love to own #CRE in Florida.
