It gives you far more options for your move than you would’ve had just a year ago. And with supply improving, you’re also regaining a bit of negotiation power. The Biggest Mistakes Sellers Are Making Right Now Here’s a look at some of the most common mistakes – and how an agent will help you avoid them when you sell. 1. Overpricing Your House Many sellers set their asking price too high and that’s why there’s an uptick in homes with price reductions today. An unrealistic price will deter potential buyers, cause an appraisal issue, or lead to your house sitting on the market longer. 2. Skipping the Small Stuff You may try to skip important repairs, thinking you can pass the task on to your buyer. But visible issues (even if they’re small) can turn off... Builders Are Building Smaller Homes There’s no arguing it, affordability is still tight. And if you’re trying to buy a home, that may mean you need to look at smaller houses to find one that’s still in your budget. But there is a silver lining: builders are focused on building these smaller homes right now and they’re offering incentives. And that can help give you more options that fit the bill. Newly Built Homes Are Trending Smaller During the pandemic, homebuyers wanted (and could afford) larger homes – and builders delivered. In honor of #pridemonth2024, I wanted to share some relevant financial and estate planning guidance throughout the month: 7. Educate yourself on the values and lived experiences of your clients (and family members). When it comes to inclusion, education and a willingness to learn from, and communicate with, others is critically important. As advisors for the LGBTQ community, we can have better conversations with our clients when we know about their values and lived experiences, as well as those of their family members. Consider talking with other advisors about their experiences working with similar types of clients, but also appreciate that each client relationship might differ for their preferences and circumstances. One example is how coupled clients refer to one another (i.e., spouses, wife/wife, partner or by name). Using the same language when referring to them in conversation and correspondence can reinforce that you hear and see them. For further education, consider attending a Philadelphia Estate Planning Council Roundtable on June 17, 2024 at noon titled "The Rainbow Legacy: Estate and Charitable Planning for the LGBTQ+ Community" that Thomas Moore, CAP®, Rachel Kieser, CPA, MT and I are leading: https://lnkd.in/ej-V_Dw4. #LGBTQplanning. #chosenfamily. #LGBTQeducation. #inclusion.
