MARKET UPDATE Here’s what it actually costs to build a single-family home Source: Fast Company The National Association of Home Builders recently released the national averages for itemized costs in each stage of construction for a new single-family home in 2022. The data comes from NAHB’s construction cost survey. Among the homebuilders surveyed, total construction costs for the average single-family home included in the survey was $392,241, broken into 36 categories of costs, including construction, finishes, landscaping, permits and fees. Of the categories, framing and the home’s roof accounted for the biggest chunk at 15.5 percent of the total construction costs, followed by “excavation, foundation, concrete, retaining walls and backfill” at 10.1 percent. On Friday, the U.S. Supreme Court ruled that homebuilders and developers may challenge California’s development impact fees, which are imposed by cities and counties to pay for things such as roads and schools and are among the highest in the nation, often exceeding $100,000 per home. Market Update for DOYLESTOWN~ For ALL DETACHED HOMES IN Doylestown, excluding New Construction, this past month: We had a range of 215K UNDER asking to 107K OVER asking this past month in Doylestown. 17 of the homes went under contract in the first 8 days, 5 took 10-22 days to go under agreement and the other 3 took 72-166 days to go under contract (of these 3 homes they went 39K-215K under asking price), so the same holds true, if you overprice and accumulate days on the market it is fairly certain you will get under your asking price. There were 5 seller assists (buyer credits) of $2500 -25K.
