We love a late Friday appeal decision from PINS! 🎉 We're pleased to share an appeal decision for an annexe within the curtilage of a Grade II listed property in Hertfordshire. We took over this case after a planning refusal citing seven reasons for refusal – and secured a win! This marks our second recent appeal success for an annexe in the grounds of a listed property, following a recent appeal win in Belgravia. The attached appeal decision will be of interest to anyone navigating East Hertfordshire’s Policy HOU13 on annexe development, particularly its requirement that the annexe’s scale be the “minimum level of accommodation required to support the future occupier.” It also offers valuable insights for those addressing the loss of equine facilities, including the requirements for an Equestrian Needs Assessment under Policy CFLR6 of the adopted Local Plan.
