Is the housing market crashing in Oregon and particularly here in Wilsonville, or are we paying too close attention to the media regarding all of this? Stay tuned for my thoughts on it. Now, just as an FYI, I not only do a full length video on the housing market, the trends that are happening, what sort of equity we're gaining and losing in our homes, but I also put out weekly content for buyers and sellers in the Oregon market so that they can get the most on their home and they see and the best deal on a home for buyers when they start making those offers. So go check out and subscribe to my YouTube page at Skipper Realty Group to stay up to date. About all this stuff. Now, one thing that agents look at when they want to know what's happening over a certain period of time is to look at the median sold price. Now, in Wilsonville, medians dropped a ton from April to May of this year to $722,500. That's a 10% drop from just last month. Shocking. No, The median sales price fluctuates quite a bit month to month. So those stats are good to look at, but you don't need to watch your home value like a day trader. The price for May of this year is actually higher than last year at the same time. And in June of 2022, the price of a home was $680,000. So prices continue to make an upward trend even though month to month we may see some dips. So rather than say yeah Zillow said my house is worth $1,000,000, you should actually talk to an expert in real estate to get a true value for your home. It could cost you thousands in the long run if you don't take the time in the 1st place to get the right team with you to sell. Another trend that we look at is days on market to see if homes are sitting a bit longer and if that's a good thing or a bad thing. Now homes are sitting on the market longer for sure. Nationally, Wilsonville generally is a hot city and home sell fairly quickly, but even here they aren't going off the shelf. Too fast unless they're priced right. The days on market stayed the exact same as last month at 30 days, which is totally normal. Days on market last May was 10. Not normal. With prices staying high and rates staying high, buyers can't or won't be forced into buying a home in a week. But in a week, if you're home doesn't see 10 offers, it's not because your house sucks, it's because the market is starting to stabilize in my opinion. So be ready to let your agent price the home well, Market it well and you will get it sold for the right price. We can't have high home prices, high interest rates, and expect to see buyers falling all over them. Cells for your place, there is still demand out there for sure, but less and less people can afford the homes that they want. So it's taking more time and more strategy to get your home sold. And with that amount of time on market, the inventory is also increasing, which again is normal. The inventory last month was 36 homes, up 4 from 32 last month. Now for our city, this number is totally OK. We have months of 10 homes and months of 50 homes. But 30s is good and it will increase as homes sit on the market longer. So expect these numbers to grow with rates and prices stay the same. Now if you need your home sold. Faster than that, your agent should be with you to give you some options on how to do that. The Wilsonville market is still strong and things are trucking along smoothly here. Now I know not all of you live in or around Wilsonville, so if you wanna know more about your city or neighborhood, I have some cool stats and programs that can that we can go over with your particular place and whether it's a good time to sell near you. Now I want you to get the highest return on your home when you list it and I also want you as a buyer to get the best deal on a home when you're buying. So staying in. Formed on this stuff is the only way to make it easier for you to digest it all before you go into a sale or if you just want someone to give you the information to you regularly. For all those buyers saying they are going to 'sit on the sidelines' until things in the real estate market calm down - - you do realize that you're losing out on building equity. Based on the home expectation survey of over 100 economists, practitioners, and financial gurus, if you put off purchasing a median priced home in Lancaster County ($325,000 in December of 2023 according to Bright MLS) for five years - - you'll be out over $55,000 in equity build-up (I did the math - check me).
