Owners of empty commercial properties BEWARE. Last week, the York and Albany hotel and gastropub was taken over by squatters. The pub was previously leased to Gordon Ramsey and is now up for sale through Knight Frank for £13m. Did you know, the occupation of a non-residential property without the owners permission is not a crime in England, though police can take action if crimes are subsequently committed, including damaging the property or stealing from it? And squatters can apply to become the registered owners if they have occupied it continuously for 10 years, acted as owners for the whole of that time and had not previously been given permission to live there by the owner. Absolute madness. Evicting them can be lengthy and expensive. Are you an owner or landlord of a commercial property? Is it vacant and soon to be vacant for an extended period of time? Is so, the following measures can be taken to protect it? ▶ Install physical barriers, alarm system and CCTV etc. ▶ Adequately insure against unauthorised access. ▶ Sell/let it before it becomes vacant. ▶ Consider Live-in Guardians. The number of properties for sale across the UK that were previously rented at some point in the last three years has risen considerably over the last year and has reached its highest level in a decade. Data from property consultancy Twenty Ci shows that in Q3 2024, 11.3% of all new properties listed for sale were found to have been available to rent at some point in the last three years. This number has increased considerably from 6.8% in Q3 2023 and from 8.9% in Q3 2019.
