The latest victim of the shrinking home: HALLWAYS. When asked how designs are shifting to make homes smaller, architects and residential designers tell us... 🗨 "[We] reduced circulation [and] simplified the foundation to be more efficient." 🗨 "[We are] applying a conscious effort to comfortably provide only the space that is needed for a room. Often this accompanies an effort to efficiently control circulation within and between spaces." 🗨 "Elimination of hallways as much as possible." What's driving this trend? Homes are shrinking to become more affordable, but we still need the same number of rooms and features (like bedrooms, home offices, etc). We can reduce room sizes, but we don’t want rooms to be TOO small. Hallways and other circulation spaces aren't places we spend time, so we can make them smaller without much impact on the homebuyer, as long as the house still flows well. Next up on our #SNYLturns20 is the residential tower One Hundred. Project we collaborated with Studio Gang Architects. One Hundred is a residential tower located in St. Louis, Missouri. Consisting of four-story tiers throughout the tower housing residential apartments, amenities, parking, and retail spaces with views of the park to the West and the Gateway Arch to the East. One of the major design themes was centered around solar carving and the idea of angling elements to provide self-shading under specific lighting conditions. The goal: give the building form a purpose relative to the performance. Every fourth story introduces a "serrated" terrace, adding a playful complexity to the design. The building's plan is also serrated, which creates different and diverse views for each unit. This resulted in a lot of unique glass that was non-rectangular glass panels. As you go through the building you can identify trapezoid-looking glass that is only repeated every fourth level.
