Small-scale RE development & construction

This may be a long shot but — I want to hire a Real Estate Development Analyst or Associate at Village Ventures (must be able to work from our office in Fairlee, VT). Here's the gist: - I'm focused on developing small-scale projects (think 2-20 units). Mostly residential with some retail and office - Right now, it's just me. There are a ton of cool development opportunities here but I need to bring someone on board that can help me execute - Opportunity to play a major role in developing projects between $500k-$5m Specifically, the role would span: - Acquisitions — sourcing off market properties; working with brokers; underwriting - Capital raising — identifying capital sources; grant writing; investor pitch decks - Construction management — project management; tracking budget vs actuals; timelines (all construction is done in house by sister company RH Construction) - Asset management — investor dashboards; distributions; capex tracking I don't care if you don't have any real estate experience (I didn't when I started VV three years ago). Instead, you'll need to be able to: - Work independently in a fast-paced environment — yes, we will spend a lot of time working together. But you'll quickly need to manage your own workstreams and quarterback parts of the pre-development work - Build relationships — over time, you'll be expected to develop relationships with brokers, property owners, grant administrators, etc - Work efficiently in Excel — I don't do complicated DCFs but simple financial modeling is a must - Know how to write well — much of the capital stack for our projects comes from competitive grant programs. The success of these applications hinges on being able to tell a good, coherent story - Build killer Powerpoint presentations — similar to above, the name of the game is telling a good story.
