Americans' appetite for more affordable housing is leading a boom for accessory dwelling units (ADUs). As the demand has increased, so has the need for turnkey designs to help local governments and your everyday Average Joe join the party. In my latest for Planning magazine, I spoke with a certified planner from Fayetteville about how ready-made, preapproved ADU designs may help. "One of the benefits of this project and hopefully similar future projects is showing options for attractive housing that adds gentle density to neighborhoods where there is a lot of available land." Thank you, Mayor Harrell, for proposing legislation to streamline the permitting process and increase production of accessory dwelling units (ADUs) in Seattle. This is an important step to affordable ownership housing opportunities in our city. The package will: · Encourage more family-sized homes: Increases the maximum ADU size to 1,500 square feet to allow for the construction of 3-bedroom ADUs. · Expand homeownership opportunities: Simplifies ADU sales by reducing the need to form an HOA. · Preserve existing homes: Allows exceptions to certain design standards if the principal unit is retained and does not count ADU construction toward the substantial alteration threshold. · Make it easier to fit a second ADU: Provides more building separation and attachment options, such as allowing AADU attachment via breezeways, which can offer more flexibility on unusually shaped lots.

The Harvard Joint Center for Housing Studies recently released its final study called “Overcoming Barriers to Manufactured Housing” in a series that addresses the role modern manufactured homes have in providing attainable homeownership opportunities for today’s ‘missing middle’ housing market. The research highlights case studies of five organizations that are expanding the use of these homes, including CrossMod® homes, in markets where off-site built construction has traditionally been under-utilized or restricted. What do you think of when you hear the words "Affordable Housing"? Do you picture a house that would look nice sitting next to YOUR house? Do you automatically assume that affordable housing is for people other than you? Perhaps you picture high density housing that is far away from where you would ever see it. Already, the term "affordable housing" has a negative connotation---we agree society needs it, but it can't be attractive or high quality. Why not? I read on a homebuilding website that they build DECENT, affordable homes. That is an interesting sales pitch. We build AMAZING affordable homes. That's our sales pitch. #beautifulaffordablehousing #smartbuilding #housingcrisis We are looking for developers to work with Zona Verde. Message here or through the website. www.zonaverdeinc.com Making affordable homes beautiful for everyone, anywhere.

Macroeconomic Trends Shaping the Future of Manufactured Housing and RV Communities The manufactured housing (MHC) and RV industry is experiencing a significant transformation as macroeconomic trends create both opportunities and challenges for community owners and investors. Key trends such as rising interest rates, increasing demand for affordable housing, and inflationary pressures on construction costs are reshaping how to operate and invest in these communities. As financing becomes more difficult to secure, the need for innovative revenue strategies and operational efficiencies becomes more critical. But it’s not all challenges. The demand for affordable housing continues to rise as home prices soar, positioning MHCs and RV parks as key players in providing cost-effective housing solutions. What economic trend is having the biggest impact on your community? #MHCliving #RVCommunities #Macroeconomics #AffordableHousing #CommunityOwnership

More residential construction is occurring in low density suburbs and outlying areas because of several factors that affect housing affordability, including the continued lack of buildable lots, higher home building costs and an ongoing shortage of construction workers. These are among the key findings from the National Association of Home Builders (NAHB) Home Building Geography Index (HBGI). https://ow.ly/a33230sJFCW

The U.S. faces a housing shortage, especially for entry-level homes. Factory-built housing offers a cost-effective solution, but outdated zoning and land-use policies can act as major barriers. Cities like Jackson, Mississippi, and states like Maine are taking action to remove these obstacles. Learn more about factory-built housing in a new blog post from Emma Waters and Kenza Idrissi Janati: https://lnkd.in/eNtdrSVs

Interesting paper on the effect of relaxing zoning constraints on the housing market(affordability). They leverage the timing of zoning changes in Zurich across markets and recover convincing causal effects showing increases in supply. I know debates about housing can quickly devolve into screaming matches but the supply lever (specifically zoning) is and always has been the surest way to make sure that there is enough housing and that prices do no run away from the average person. https://lnkd.in/eRzdfTk7 #housing #upzoning #affordability
