Phoenix finishes second in survey for industrial real estate in top MSAs The Phoenix metro area has experienced a 44% increase in its distribution and warehouse space stock over the past five years and ranks as the No. 2 market for industrial real estate, AZ Big Media reports. Commercial Cafe surveyed the 100 largest metropolitan statistical areas and evaluated each for distribution and warehouse space inventory; distribution indicators and costs; and logistics infrastructure. Phoenix finished behind only the Dallas-Fort Worth area. Savanah, Georgia was third, the Riverside-San Bernardino-Ontario area in California was fourth and Chicago fifth. Phoenix scored points for the 58.9 million square feet of space added in the past five years, its proximity to West Coast ports and its relatively low rental costs. Builders just told us that costs are up an average of 3% vs. last year. However, one publicly-traded home builder just disclosed that their costs are down 6%. I look forward to digging in deeper on what is going on here. I assume that growing market share is bringing even more economies of scale to large builders. I think it is more complicated than that though.
