Roatan saw incredible change in 2023, which gives us reason to believe that 2024 will be a huge year for the island. In terms of real estate, 2023 was the first rapid growth year since before the COVID-19 pandemic and the resulting recovery. Home sales saw a huge increase, and construction continues, offering even more inventory throughout the island. Roatan has been put on the map by many more people in the travel industry, which is a great indicator for continued growth. Add to that our incredibly convenient direct flights from more and more international destinations. This Friday Photo of the Week is very topical, and maybe controversial, depending on your point of view. I'm trying to look at this from a purely property related point of view! The WA Government announced this week that was closing boat access to the Horizontal Falls from 2026. This follows an accident that occurred in 2022, when a boat attempting to traverse the narrower of the two falls crashed. It was awful. I was lucky enough to visit the Horizontal Falls in September last year with my family, and it made me realise three things. 1) The Horizontal Falls is world class. It is utterly unique. The flight from Broome to Talbot Bay via sea plane covers such unusually spectacular terrain that I can't think of another experience like it. 2) We traversed the wider of the two gaps at Horizontal Falls. It was a very cool experience, but I have no idea why boats were going through the narrower of the two gaps - it looked terrifying! Closing the narrower gap was the right decision. 3) This announcement by the state government is a dagger in the heart of a community that has been giving its all to share the Kimberley experience with Australia and the world. I feel for those companies affected. I feel for the wider community of Broome as this has the potential to impact consumer confidence in a dramatic way, and I feel for property owners in Broome that have enjoyed a few years of strong property market conditions on the back of a booming tourism industry after many, many years of struggles, and now they face another period of uncertainty whilst we wait for the government to release their plan for what happens next. (Imagine releasing a plan about the closure AND the solution/support package at the same time!!) To put in perspective how important the tourism industry is to the property market in Broome, REIWA report that the 10 year growth rate for property in Broome is just 0.9%, but over the last 5 years its been 9.1% per annum. The Covid-19 travel restrictions were one of the best things to happen to Broome. It began with locals being able to enjoy their own area in what would usually be peak tourism season, and then into a tourism explosion, initially from WA based tourists and then from all over Australia. This drove demand for hotel accommodation and then holiday homes. Even the Sydney Cove Oyster Bar relocated its team to Broome! The confidence this put into the residential real estate market was palpable, resulting in new land estates and new construction. What happens next? Not sure - but it's bound to cost the government (i.e. tax payers) plenty if we keep putting road blocks in front of those with aspirations, or just shutting them down altogether.
