What I look for on a final walk thru inspection? 1) All permits signed off by local building department 2) All special tests completed and signed off. Example the property required HER performance test 3) All landscaping and sidewalks done. Driveways installed. 4) All exterior finished which includes window and door trimming, roofs, gutters, downspouts, electrical fixtures and low voltage lighting. Painted wall systems . Final coating with sliding, stucco, stone, brick or metal. 5) All mechanical systems ready for operations. Water test for plumbing, heating and air conditioning system working, electrical anchored to main power source like PG & E, sewer connected to public grid, meters installed 6) All interior doors, cabinets, closets installed. Hardware for cabinets and doors finished out. 7) All hvac ductwork, unit and final vent covers completed 8) All plumbing fixtures in the bathrooms and kitchen installed. 9) All windows, patio glass doors and shower enclosure installed. Garage door installed. 10) All flooring, stairs and railing systems installed 11) Final site cleaning completed. Property number anchored at the front door. 12) All site setup equipment removed. What is a snag. Snagging is a crucial process in construction that ensures that a new building meets the required quality standards and specifications. In general terms, snagging refers to the process of a new owner, either the client or final customer, checking a new building for minor faults that need to be rectified. Often it will be something that is damaged or broken. Or, it might be something that isn’t fitted correctly or appears incomplete, like a door without a hinge. Galvanized Stud Guards, what are they and where are the used? A stud guard is a protective steel plate that is used to prevent fasteners, such as nails or screws, from penetrating into piping and wiring that run through wall studs. It is typically made of galvanized steel, which provides durability and resistance to corrosion. Self-nailing end prongs, which allow for easy and secure installation by simply hammering the prongs into the wooden stud. Stud guards are commonly used in residential and commercial construction projects, where wood studs are employed to form the structural framework of walls. They are particularly important in areas where numerous utility lines are present, such as kitchens, bathrooms, utility rooms, and mechanical spaces. Expansion Space & How to Check It Expansion space refers to the gap left between the flooring and any fixed objects such as walls, cabinets, and fireplaces. This gap is imperative in flooring installations involving materials that are susceptible to expansion and contraction in response to environmental factors. As seasons change, the floor will naturally expand and contract with the changes in temperature and humidity levels. Insufficient expansion space can lead to issues like buckling, cupping, warping, and squeaking. Refer to the manufacturer's guidelines to determine the appropriate expansion gap for the type of flooring in question. Questions always arise on how the inspector can determine expansion if the baseboard/molding is not removed. If removing baseboards/moldings is not an option, there are a few other ways to check the expansion. One is the chisel/paperclip method. Slide the chisel (or 5 in 1 Tool), slightly under the baseboard and then slide a paper clip, with the end bent to a ninety-degree hook, under the baseboard/molding. Once the paperclip stops moving, turn the end hook and slide back until it touches the floor. Record the difference with an engineering ruler.
