I work with a few clients who started their real estate journey in single-family homes. Some of them spent years flipping or rehabbing hundreds—sometimes even over a thousand—houses before they came to me, ready to explore multifamily investments. Thinking about investing in real estate? Let me share my thoughts about the differences between investing in single-family homes and multifamily real estate, particularly the syndication process. When I was selling homes, I dreamed of owning 10, 20, or even 30 properties. But after buying my first house as a primary residence and also investing into multifamily deals with Lone Star, my perspective changed. Why? Well, right after moving in and fixing up my house, my pool pump broke, costing me $2,200. For some, that's their entire positive net cash flow gone. The reality is that single-family investments can be very all-or-nothing. You're either 100% occupied or 0% occupied. Plus, it only takes one major repair to potentially wipe out your cash flow for a year or more. On the other hand, multifamily real estate offers multiple streams of income. With single-family homes, there's only so much you can improve, and appreciation is heavily market-dependent. However, with multifamily properties, you can always change the value regardless of the market by improving management and exterior appearance. In short, single-family investments can be difficult to derive value from due to their limitations, whereas multifamily real estate gives you more tools to increase property value.
