Another spectacular rail and transportation project underway by SOM's Transportation Architecture practice. We are seeing more of these important projects types worldwide as we migrate to public transportation - some places much slower than others. In Asia Pacific we are seeing an acceleration in urban large-scale mixed-use developments which are railway and transport orientated developments.

Miami is undergoing a historic expansion in high rise condo construction with 44 high-rises currently under construction. Adding 15,066 multifamily units, office SF, and other uses to the market. This data only pertains to city boundaries. Construction is when piles are driven into the ground and foundation work begins. Demolition or site clearing is not counted as construction. Under construction high-rises with more than 12 floors in Miami’s city boundaries.

This case started for us when we were contacted by our client after their recent part two story and part single story side and rear extension, 2 story front extension and construction of a rear dormer and loft conversion was refused. Welwyn Hatfield Borough Council issued the refusal on 24th August 2020 for the following reasons; Rear dorma’s width and scale not being subservient to the roof of the dwelling and would distract from the areas character. Providing a poor standard of design. Policies D1 and D2 of Welwyn Hatfield District Plan 2005, Supplementary Design Guidance 2005 and the National Planning Policy Framework. The planning permission landed yesterday for this site within Walsall MBC. A surprisingly challenging application given the land supply situation and numerous permissions granted across the authority for similar developments. Despite responding throughout the application with solutions, officers still found this scheme unacceptable - finding harm because in their view the scheme represented inappropriate backland development. We presented at committee in April where Members ultimately voted to approve the application contrary to officer recommendation. During the debate we were asked whether this site was a backland site; the question perhaps suggesting that the very principle was harmful. We explained that it was absolutely a backland site but that was not the question that should be asked. The question is one of harm and planning balance. We explained that for many reasons harm did not arise and the planning balance tipped firmly in favour. We're really pleased with the result for our client Levison Rose Homes and look forward to seeing the build come on line. This is the extent of detail I go into when conducting my development appraisals, well before engaging professional teams. Currently, I am developing and evaluating proposals for a site in Surrey. As part of this, I am performing a swept path analysis to determine if I can fit adequate parking within the development layout for a block of eight 1-bedroom flats, with plans to provide four parking spaces at the front and four at the rear. Parking is just one of the many aspects I meticulously consider early in the development appraisal process.
