Terrain: Gently rolling pastureland with the primary brush cover being juniper and mesquite with native grasses. Fences are in fair to good condition. Very good set of pipe corrals!
Water: There is a CRMWD waterline that traverses the ranch, however, is not used currently. Approximately 10 surface earthen reservoirs are used for cattle and wildlife.
Wildlife: Blue and Bob White quail hunting, turkey, and both whitetail and mule deer.
Minerals: This ranch is being sold surface only.
Price: Priced at $1,225 per acre including farmland.
Comments: This ranchland/grass has been well taken care of over the last century by the same family. Lots of county road frontage and near I-20 for convenience.

What should people look for most in a ranch? Here's a list of the top items we look at evaluating a ranch for sale or helping someone find the perfect ranch.
What is No Mow May?
No Mow May has spread rapidly across Minnesota. Nearly 30 cities are participating in 2024, including Brooklyn Center! In April, the City Council passed a resolution that temporarily suspends the long grass and weed ordinance related to height for all registered single and two-family residential properties.
Refraining from mowing in the spring is crucial for pollinators because it allows them to emerge from hibernation and forage effectively and safely. Reduced lawn mowing also conserves natural resources, such as gas and water, and promotes bird reproduction.
How it Works:
The City of Brooklyn Center will continue its efforts to become a pollinator-friendly City by enduring the best management practices for vegetation.
The timeframe for Now Mow May is May 1 through May 31.
City inspectors will be out on June 1 reminding residents to mow. Active enforcement of Now Mow May begins on June 5.
Only single and two-family properties can participate.

Every raw piece of land in Miami is something to fight for. Competing uses, and an increasing population is placing a large amount of price pressure on each lot the becomes available for sale. This 20 acre lot has been traditionally farmed for almost a century with row crops. The productivity and profitability of this parcel of land for that purpose was just no longer there.
Now an entire community of affordable housing units is to be developed on that site. The zoning went from agricultural to midrise multi-family, and the price of the land simply multiplied by a 12fold.
The previously poor farmer is no longer poor. Interestingly the family’s new portfolio of rental properties purchased with the proceeds of the farm, generates three times the farm income generated in a good year.
The seller is a great person, good friend, with hard working family, and a long time homeowner, but by his own words money was never in abundance.
Labor issues, failed crops, high costs, equipment repairs, and low wholesale prices makes it hard for farmers to do well regularly. Farming continues to become more complicated, and has shifted hard to owners of larger tracts and corporate ownership.
I my opinion retailers and larger wholesalers absorbed most of the profits generated from locally grown produce not the farmers.
Land owners in South Florida are very lucky since land prices are high. In Central and North Florida when a farm or grove collapses due to disease or market conditions, farmers are often left with few options. Why? Farmland prices are low.

You hear “if we stopped growing crops for animal feed we could restore those acres to their natural prairie habitat”
Sounds great doesn’t it? (NOT)
Ok, here’s a few things to ponder on if we did just that:
1. What would those families (and the families that support them) do for a living?
2. Who pays the property taxes? (If we’re not farming them & earning income)
3. What happens to the infrastructure that supported those acres ? (Grain elevators, feed mills, Ag equipment dealers, seed suppliers, etc)
4. Who would own that land? (State, Fed, individuals, corporations ?)
It sounds simple till you look deeper, why not bulldoze suburbia (homes, strip malls, stores & restaurants) and reclaim those acres??
Think of the acres urban sprawl has consumed, why aren’t those on the chopping block along with farms ???
Educated & Licensed in Real Estate, we have to pay attention to the market for any value that arises. Florida is so overbuilt, where is the value??? Land is valuable, but usually they are one off properties with questionable elevation and flood prone-ness. I have keyed into a new sector of real estate, FARMING. First off, I know how to analyze the land so we get good farm land that has good soil and is close to population centers. POPULATION CENTERS? Florida's population density is skyrocketing. From Tally, to Gainesville and Jacksonville, Orlando, Daytona, Melbournce, Cocoa - Mount Dora. It seems like there is so many growing population centers. Everyone and their mother is investing into real estate.....But FARMLAND. Buying farmland IN BETWEEN POPULATION CENTERS could drastically upvalue your investment. First off, meat and poultry are only going to rise in demand. So Installing an Entrepreneurial Operation on your local farm is a complete Wise Decision. But the beauty in buying a Farm means that you own the land, so when development creeps between population centers, you will have large tracts of land that are located along the highways, in elevated and pristine areas. Make money from your farm investment and in a decade or two the demand for florida real estate will have you raising the prices as well as raising livestock! Isn't Florida Grande!
