✨🛒H-E-B is finally making its way inside Dallas city limits! 🛒✨ The beloved Texas grocery chain has purchased a 10-acre site at Hillcrest Rd & LBJ Freeway for its first Dallas-format store. But hold on—it's not a done deal just yet! The site needs rezoning, and H-E-B plans to work closely with city officials and residents before moving forward. This store will be the closest H-E-B to Downtown Dallas and joins other North Texas locations in Allen, Frisco, Fort Worth, McKinney, and Plano. More stores are also planned for Forney, Irving, Melissa, Rockwall, and Prosper. Read that again: "It’s the first time that the centre has attracted 3 million customers a year." This story is certainly a refreshing, and deserved, counter to all the predictable post-Christmas doom-mongering headlines. And footfall data is much more meaningful if, as here, you are comparing one whole year to the whole of the previous year, rather than trying to detect spurious "trends" between one single day and another - sometimes not with the same number of trading hours - as we have repeatedly seen in the media over the last fortnight. I've often written and spoken in praise of #Morpeth before, but if you're to sum up Sanderson Arcade's - and the town's - reasons for success in a few key words, they may well include: ✔ A mix of great brands and quality indies ✔ A brilliantly managed and curated scheme with near 100% occupancy ✔ Lots of interesting events, working in partnership with other stakeholders ✔ Well-maintained public realm ✔ Plenty of choice of places to eat and drink ✔ A clean bus station attached to the shopping centre ✔ No competing out-of-town developments. ✔ And it's not a gamechanger - Morpeth is so good people would visit anyway - but the free and plentiful parking doesn't do any harm, I'm sure. This Philly Shrug about our Center City & our business district is not quite accurate. It implies the big holes torn in our city fabric came from some unstoppable outside force. Not so. A single corrupt developer, Sam Rappaport's "buy, blight & hold" tactics helped stunt Chestnut, Market and Walnut Street. The Center City District blocked bike lanes & jammed valet parking all over CC. 30+ years of CCD trying to make suburbanites comfortable, while doing zero for pedestrian or bike safety took its toll on foot traffic. Add a corrupt L&I which shook down small biz for decades. Note that once the fam bizzes sold to corps., any real care disappeared; the Convention Center & the destruction of the city's Skid Row which at least offered last resort housing. All over CC: big blank spaces, parked by well-connected speculators to rot. A decade ago, the Church of Scientology was sued to do something, anything, with their empty tower, close to Macy's/Wanamakers – they ignored the City. On Market St., a quick walk from 30th Street Station & Schuylkill Yards, tourists freshly-arrived in Philly have to dash along a chain link fence with no sidewalk or protection. Bad, often crooked decisions had bad results.
