After a fair amount of build-up, Minister of Housing Ravi Kahlon finally announced the new legislation the Province would be introducing to allow up to six housing units per single-family residential lot, and the Province is coming in with force, reported Storeys. "The legislation was tabled by Kahlon on Wednesday and is officially called Bill-44: Housing Statutes (Residential Development) Amendments Act, which would amend the Local Government Act. The new legislation focuses on "small-scale multi-unit housing" (SSMUH), which includes secondary suites within single-family homes, laneway homes, multiplex homes, and townhouses — often referred to as "missing middle" housing." "With the new legislation, in most areas within municipalities of over 5,000 people, the Province will require municipal governments to allow three to four units on lots currently zoned for single-family or duplex use (varying with lot size) and up to six units on lots currently zoned for single-family or duplex use that are larger and also close to transit stops with frequent service." The Cambridge City Council is gearing up for a crucial vote on a contentious zoning proposal, known as "AHO2," which seeks to modify the Affordable Housing Overlay (AHO) enacted in 2020. Sponsored by Councilors Burhan Azeem, Marc McGovern, E. Denise Simmons, and Quinton Zondervan, the amendment aims to increase the allowable height of 100% affordable housing developments to 15 stories in select parts of the city. Proponents argue that Cambridge's affordable housing shortage necessitates such measures, citing a waitlist of over 22,000 applicants. Opponents, however, express concerns about the amendment's process and potential impact on neighborhood aesthetics and infrastructure. They stated at tent by the counsellors is to increases supply of affordable housing. It is ludicrous to think about this public hearing when you are making presentations to the very people who are wanting it to happen. Have a look at the pictures on the city brochure that purports to represent affordable housing. QUESTION 1: where are these three homes located and what is their current assessed value or perceived market value? In bold red on the left-hand side of the brochure is a statement "87% of low density residential properties only allows single or semi detached homes." I suggest this whole process has morphed into desire to increase density and housing in general as opposed to affordable housing. QUESTIONS 2 & 3: what is the zoning in new areas in general and does it allow more housing units? How much has the number of multifamily units in built up communities in Calgary increased in the last 10 years? Please answer with number of units.

We've just crunched the proposed housing numbers by local authority to see how that looks, following the publication of how the proposed new Housing Delivery Test will work. Unless I am mistaken, it looks like the Royal Borough of Kensington and Chelsea - Borough motto being "How good it is to live in unity" - is going to be asked for an almost 15-fold increase in what has been delivered in recent years. I would describe that as 'challenging'. The current method looked for 1,381 new units per annum. The proposed revised method looks for 4,271 per annum. The average number of units delivered in RBKC in 2021/22 and 2022/23 was 267 per annum. The Council needs a 1,497.7% increase in what it has delivered on average! Other London boroughs that need a big step change in delivery (% increase under new algorithm compared to average actual net additions to housing stock over two years): Bromley - 781.6% Camden - 436.9% Enfield - 216.0% Harrow - 227.9% Islington - 288.2% Kingston - 301.0% Lambeth - 302.8% Lewisham - 576.0% Redbridge - 489.1% Richmond - 283.6% Sutton - 245.9% Only Brent, City of London, Newham and Tower Hamlets are meeting the new algorithm target based on net additions in 21/22 and 22/23. #planning #planningreform #kensingtonandchelsea #housing #newhomes #development #affordablehomes #townplanning
