How much available per door is a key question: Here’s a general rule of thumb guide for the ideal contingency reserve per door based on the age of a building: • 5-year-old building: $1,500 - $3,000 per door (Minimal major repairs expected, mostly routine maintenance.) • 10-year-old building: $3,000 - $5,000 per door (Start planning for medium-scale repairs, like exterior touch-ups or HVAC servicing.) • 15-year-old building: $5,000 - $7,500 per door (Potential for larger repairs like roofing, plumbing, or window replacement.) • 20-year-old building: $7,500 - $10,000+ per door (Expect significant repairs, such as elevators, roofing, and exterior restorations.) Of course, these amounts can vary depending on the specific construction, maintenance history, and the results of a Depreciation Report.
