Our NextGen 2025 report is out now! The Living Sectors continue to represent a well-established opportunity to diversify, reduce volatility and support returns. Last year, investment across #student, #BTR and #seniorshousing accounted for a quarter of all UK #realestate spend. By 2029 close to half of investors in this year's survey plan to increase their exposure to #Living by at least 80%, with nearly a quarter eager to double their current commitment. Other highlights include: - Survey respondents alone outlined ambitions to invest £45 billion over the next five years - 71% of respondents said they plan to have invested in single family housing by 2029, up from 41% currently - 39% of respondents said they plan to invest in seniors housing rental within five years, up from a fifth currently. As a result, we expect the number of seniors rental properties in the UK will increase by 150% over that time (albeit from a low base) - 81% of respondents stated that investors are ‘important’ or ‘very important’ in dictating their approach to #ESG. As has been the case in previous surveys, that’s more influence than regulatory change (75%), or residents (59%) - Last year, over 60% of respondents to our survey cited high finance costs as a barrier to growth; this year, just 38% still feel this way. 42% of investors surveyed said they expect their requirement for debt to increase this year Download the full report here: https://lnkd.in/eH8ye4Vu

Could UK operational living sectors be a £470bn+ opportunity by 2029? Only if market forces align. This was just one of the topics discussed at the latest Capitalise: The Living Edition media breakfast this morning. Rebecca Shafran’s latest research predicts massive potential growth in the UK’s operational living sectors including student housing, build-to-rent (BTR), single family rental, and senior living: Student Living: £58bn+ ➡️ £98bn+ in 2029 (+70% growth) Build-to-Rent (BTR): £62bn+ now ➡️ £97bn+ in 2029 (+56% growth) Single Family Rental: £6.8bn+ now ➡️ £59bn+ in 2029 (+764% growth ) Senior Living: £63bn+ now ➡️ £219bn+ in 2029 (+246% growth) For this to be achieved, supply shortfalls need to be addressed which are dependant on the likes of supportive planning policies, development viability, data transparency, and improved sector liquidity. How Will the Renters’ Reform Bill Impact Supported Living? There’s a lot of discussion about the Renters’ Reform Bill right now, and some are suggesting it won’t apply to supported living. But let’s be clear—it absolutely will. If you lease your property to a supported living provider, you might not be involved in managing tenants directly, and that remains an advantage. However, parts of the bill could still hold landlords accountable for issues arising from poor practices by the organisations they work with. That’s not the whole story, though. Some proposed changes in the bill could actually bring benefits, like creating clearer frameworks that make supported living more appealing for investors. What Does This Mean for Investors? • Do Your Homework: Leasing to a provider isn’t just about signing a contract—it’s about knowing exactly who you’re working with and ensuring they meet high standards. • Be Careful with Advice: Social media is full of opinions, but not all of them come from people with real expertise. The annual State of the City report for Manchester has been launched, providing in-depth analysis of the successes and further challenges for the region. The importance of positively planning for city-regions (i.e. over functional economic geography) is practised in a number of European countries. Given the localised nature of our system, it is perhaps unsurprising that England lags behind in Europe on housing delivery (Centres for Cities looked at this in 2022: https://lnkd.in/ev-YM3pY). Savills has further looked at the data demonstrating the importance of new housing for the economy. New solutions, notably better linking economic priorities with housing, and considering travel to work patterns are required, notably for the top 15 cities.
