Renovating an existing building is exciting, but can also be messy, difficult, and expensive. Understanding what problems an existing building will present prior or during the design phase can greatly reduce unforeseen costs and changes. Specifically, unexpected structural modifications can quickly derail a project budget or design. City of Orange, California-based architectural firm AO — formerly known as Orange Architects — has operated a dedicated modular studio since 2016. The firm works with two modular factories — Autovol Volumetric Modular in Nampa, Idaho, and Volumetric Building Companies Cos. in City of Tracy, California — and currently has 11,000 modular units in its pipeline. More than 6,500 of these units are in California, and many of them are affordable housing. Its ongoing modular projects include The Courtyards on International, a 140-unit affordable development in City of Oakland, California, designed for Eagle, Idaho-based The Pacific Cos., and Orbisonia Heights in Bay Point, California, a 169-unit affordable property and 22,000-square-foot library designed for Reno, Nevada-based Pacific West Cos.       Building Permits – Construction – Canada – November 2024 - https://lnkd.in/g_FmHMBi

𝗣𝗿𝗼𝗷𝗲𝗰𝘁 𝗛𝗶𝗴𝗵𝗹𝗶𝗴𝗵𝘁: 5 Story Back Bay Conversation and Historical Restoration. Lump Sum. Team: Zade Engineers, Dias Restoration, Boston Ornamental, Keash Excavating. The site is large 5 story single family brownstone built in 1870’s being which was being used as a home and office for an architect. Converted to the headquarters for the prestigious, family-owned real estate office, Century 21 Cityside with two spacious residential rental units above the 2 floors of office space. The project required full gut structural demolition, saving minimal elements from the original timber frame due to the reconfiguration of the central stairs. Underpinning of the existing foundation, new water, sewer, gas, and electrical utility connections, were all part of this full scope renovation. Our team acquired records and photographs of the original architecture so that we could replicate it during construction. Over the years and through many renovations, some of the exterior elements had been completely replaced and lost. Hemenway Construction, Dias Restoration, and Boston Ornamental were able to replicate all of these lost elements and incorporate them into a full historical restoration of the front façade. The project incorporated many other design features including a floor to ceiling glass partition conference room, custom crown, base, and casing, and high-end tile work throughout. This project is especially satisfying as it will bring value to a good local family-owned business for generations to come. 

The Boldt Company has launched a new modular construction company, Bildt, to address growing demand from facility owners, general contractors, and architects aiming to reduce costs and accelerate project timelines. BILDT will focus on manufacturing modular buildings, slide-in rooms, and bathroom pods for various markets, including health care, industrial, educational, and commercial sectors.
