Austin cuts minimum lot size for the first time in 80 years… In a groundbreaking move, the Austin City Council has voted to reduce the minimum lot size for single-family homes, a change that hasn't been seen in eight decades. Changing these zoning laws will allow property owners to build homes on lots as small as 1,800 square feet, a significant decrease from the previous minimum requirement of 5,750 square feet. This marks a pivotal shift in Austin's residential landscape, potentially paving the way for more affordable and accessible housing options. By permitting smaller lot sizes, developers and builders can offer more compact and cost-effective housing solutions, making homeownership an achievable dream for a wider array of individuals and families. Multifamily News: Lexington will revise its zoning to allow for more types of housing in more areas. This is the largest one-time change to the city’s zoning plan since 1983. "Rents for apartments and houses have also skyrocketed over the past decade in Lexington and most major cities across the country. Allowing different types of housing in more areas will alleviate the housing shortage, Lexington city planners have argued. One of the proposed changes would allow builders who build affordable or workforce housing — the so-called “missing middle housing” — a density bonus. If those builders can demonstrate that these units are affordable, they can move up one zone. For example, if the zone is an R3 zone, an affordable housing developer could move to an R4 zone, allowing for more units per acre." https://lnkd.in/er2aAT_E

I love my single-family neighborhood. Why would you want to change its character? It's a question we get about our proposal to allow other types of housing in single-family residential zones. From the outside, new structures with multiple units would look like many of the large, multi-million-dollar houses already replacing the older, smaller homes being torn down. And keep in mind, we expect multi-unit housing would be built relatively slowly and piecemeal. Because most homes up for sale don’t make financial sense to tear down, Montgomery County typically sees only about 200 demolitions each year. So, these new multi-unit structures would be gradually sprinkled in, just as new luxury rebuilds are now. Learn more about our Attainable Housing Strategies: https://bit.ly/4dwyBiH

I keep hearing from #retwit building in public can go along way, but I also can see most developers don’t share publicly what their doing until they have secured their site which makes 💯 sense. Yesterday I read the RFEI and highlighted Cleveland Heights development goals for these lots. 1️⃣Construction of new single-, two-family, or “middle” housing across a variety of price points (the City may consider other uses on a limited basis). 2️⃣Strives to implement sustainability best practices. 3️⃣ Matches and/or enhances the architecture and aesthetics of the surrounding area. 4️⃣ Complements, and is harmonious with, adjacent residential properties and neighborhoods. 5️⃣ Incorporates thoughtful landscaping into the design and redevelopment. 6️⃣ Strengthens the surrounding neighborhood(s) in which the lot(s) is located. 7️⃣ Housing options that also include some number of units incorporating “age-in-place,” “universal design,” and other accessibility concepts. I’m excited to respond to my first RFEI, going after a couple of vacant lots to build SFH. Now I’m working on securing quotes from various vendors to plug into my proforma. Anyone have any vendor suggestions for sustainable materials, concrete (Full-basement/Garage slab) vendors, or general feedback? #NHKxThoughts #clevelandrealestate #NHKdevelopment
The City of Cleveland Heights has issued a Request for Expressions of Interests for approximately 190 vacant lots in the City. These are primarily single-family lots that the City would like to see new infill-housing constructed on. Submissions from qualified respondents are due November 22. Looking forward to working with interested developers/builders to bring new housing investment to the City. #clevelandheights #econdev #housing #infillhousing https://lnkd.in/eyPRkzte

426 landmark and New Construction Multifamily Buildings are located in Clinton Hill. The average cap traded for new construction is a low 5% cap, and old multifamily stock is between mid 5% to low 6% Cap. Here are some of the sales that Alpha Realty Conducted in Clinton Hill. 97 Grand Street – $497/SF 81-87 Irving Pl - $396/SF 1079 Fulton St - $529/SF Clinton Hill is situated in Central North Brooklyn, which has been recognized by the New York City Landmarks Preservation Commission as a Historic district, and it has been a prominent area for many artists and young adults. The Brooklyn expansion period that significantly contributed to the borough's development was the influx of residents looking to escape the urban Manhattan district and settle in the undeveloped suburban area of Clinton Hill in the mid-1800s. The development of the new neighborhood brought a unique construction of rowhouses and mansions that give it a distinctive characteristic. Clinton Hill was named after DeWitt Clinton, a prominent political figure who played a significant role in the development of NYC as a mayor and Governor of NY State between 1769 - 1828. Another figure who contributed to the development of Clinton Hill was the oil baron Charles Pratt, who founded the Pratt Institute in 1887, which has since contributed to the cultural and artistic vibrancy of Clinton Hill, making it one of the most desirable neighborhoods in Brooklyn. In recent years, Clinton Hill has made a big development shift with new construction with 421a abatements by diversifying the neighborhood. . . . I was recently asked, "Why doesn’t anyone build affordable single family housing anymore? Seems like all new builds are $400+ just to start." With permitting costs soaring, builders are focusing on larger homes or farther-out areas to turn a profit. To find homes under $400k, consider Isanti, Zimmerman, Howard Lake, Waverly, and possibly Rockford/Delano. In the southeast, you might need to cross into Wisconsin. Even in Cottage Grove, once a value option, homes are now topping $400k.
