Equipment Reliability, availability, maintainability and safety First, these capabilities are assessed using plant collected and processed data by means of CMMS and maintenance records so that we could follow the best maintenance plan to sustain equipment capabilities and see any potential point for improvement There are expectations for these capabilities considered as per business goals and stakeholders’expectations, plant process requirement, industry codes and regulations A plan for the equipment capabilities evaluating and improving should be followed and this plan should include two main major points, one for the new equipment acquisition and the other for the equipment in the normal operation For new equipment: Reliability oriented specification should be clear (EPC or Supplier Contracts) Acceptance criteria also should be clear to ensure achieving the desired capabilities (Inspection and test plans, Quality control plans....etc.) Complete guidance documents requirement should be clear (method of statements, commissioning procedures, O&M manuals, Spare parts requirements, data sheets and drawings) For equipment in normal operation: To sustain the engineered capabilities of the equipment we have to follow the most suitable maintenance plan OEM maintenance instructions have to be considered in addition to the output of Reliability centered maintenance study I am open to discuss Thanks

For our machines to be running effectively in our industry, we must choose the right approach to our maintenance system. Five types of maintenance are in fact recurrent in the industry: corrective, preventive, condition-based, predictive and predetermined. Type of maintenance 1 – Corrective maintenance Corrective maintenance is implemented right after a defect has been detected on a piece of equipment or a production line: its goal is to make the piece of equipment work normally again, so that it can perform its assigned function. Corrective maintenance can either be planned or unplanned depending on whether or not a maintenance plan has been created. Technicians apply unplanned corrective maintenance to react as soon as a failure that couldn’t be anticipated with preventive maintenance processes, has been detected. Corrective maintenance gives technicians the possibility to perform their interventions without delay, even if they can choose whether they want to maintain the piece of equipment on the spot, right when a problem has been detected or later. Unplanned corrective maintenance can quickly become more costly than planned one because it can lead to costs which couldn’t have been anticipated. Even if preventive maintenance doesn’t always allow maintenance teams to anticipate each breakdown or failure, as it remains very difficult to know exactly which components are about to fail, it still helps them reduce their scope of errors.

How can operations support maintenance? Some of the support operations must give includes (but not limited to): Ensure priorities for all work in the maintenance backlog are kept up to date. Confirm all shutdown plans in time for them to be fully integrated in the scheduling process. Coordinating Tasks: Clear communication with team members is crucial for coordinating maintenance activities. This involves assigning tasks, establishing priorities, and ensuring that everyone understands their responsibilities and timelines. 2. Sharing Equipment Information: Maintenance technicians need to communicate equipment conditions, performance issues, and maintenance requirements to supervisors and other relevant stakeholders. This includes reporting equipment failures, identifying potential problems, and providing updates on ongoing maintenance activities. 3. This means, strong communication skills enable our technicians to work collaboratively, share information effectively, and ensure that maintenance activities are carried out efficiently and safely. This ultimately contributes to the smooth operation of equipment, reduces downtime, and maximizes productivity within our organization.

Key Terms in Engineering Maintenance Jargons are not new to professionals, as these are technical terms used in communicating clearly within a particular field. I'll be giving a brief definition of some key terms used in engineering. I hope this helps newcomers. 📍 Availability : It refers to the proportion of time that an equipment is capable of performing it's intended function under stated conditions for a given period of time. 📍 Reliability : It is the probability that an equipment will perform it's intended function without failure under stated conditions for a specific period of time. 📍CMMS : It stands for computerized maintenance management system, a software that tracks and records all maintenance activities ranging from asset history, work orders , PM program etc. It is sometimes integrated with inventory management and finance system. 📍Downtime: This is the period where an equipment is not capable to perform it's intended function under stated conditions. 📍MTTR: It stands for mean time to repair, which literally means the average time taken to repair an equipment and restore it to operation after it has failed 📍OBM: Operator based maintenance is also known as autonomous maintenance. It refers to a maintenance approach where an operator is trained to perform basic maintenance activity on equipment. Activities may include checking of coolant and oil level, cracks, and identifying offensive odour etc. 📍PM: Preventive maintenance is a strategy associated with adjustment, inspection and replacement of components, items or supplies to ensure the equipment keeps performing it's intended function. 📍CBM: This refers to condition based maintenance, otherwise called predictive maintenance. It is a technique that employs predictive tools, sensors and monitoring equipment to assess the condition of a machine over a period of time 📍 CM: Corrective maintenance is a maintenance program implemented on an equipment to rescue potential failures or to restore it back to operation after it has failed. 📍RTF: Run to Failure maintenance is adopted on parts or components of an equipment, in which the cost of replacement is lower compared to regular maintenance cost. 📍Failure rate : It refers to the frequency of failures on an equipment or asset over a period of time. Low failure rate indicate better Reliability. 📍Reactive maintenance: it is a maintenance culture that allows asset to breakdown before effecting repairs.
