Downtown Cleveland is a notable example of an office-dense urban market that has benefited from converting outdated and largely vacant office buildings into apartments and hotels. Since 2016, more than 3.5 million sq. ft. of downtown Cleveland office space has been converted to other uses, resulting in an 18% reduction in its total office inventory and reducing its vacancy rate to 17.3% from 19.7%. However, the high cost of such projects is often prohibitive. Conversion costs generally range between $250 and $650 per square foot, depending on the complexity of the project. High interest rates are an additional challenge, although CBRE expects rates will begin to fall later this year. Another variable is the geometry of the building in question and does it lend itself to be repositioned as MF or hospitality - window line, building mechanicals, etc. Interactive map below showing the pipeline of such conversion projects across the US. https://lnkd.in/ePdgu6NU

The thing with spec buildings is that they’re not super specialized. But they’re a great option if you’re focused on straightforward distribution. If you need more complex setups—like heavy manufacturing, lots of office space, or something custom-built—then a spec building might not be the best fit.
