I met with a debt fund based in West Palm Beach at our office in Dallas today. They're hyper-bullish on two specific strategies - condo construction financing and horizontal lot development. They're willing to get higher up in the stack than other groups at a competitive cost of capital. On for-sale construction, think 75-80% LTC with at least 25% of the units pre-sold. Pricing starts at S+600. They think Texas is vastly underbuilt in this capacity, and given it's a more lender-friendly market than some others, are willing to bet on this with the right groups. On lot development, they're generally 70-75% of the agreed-upon forward purchase amount starting in the S+725 range. They will not take any zoning or entitlement risk, but will look at land financing if they get a swing at the vertical component (think heavier exit fees if otherwise - they're looking to put out big dollars, not land-bank). Other strategies that they're active in - multifamily rescue preferred equity, multifamily construction, BTR construction, hotel construction and PIP deals, industrial construction.
