I will be the first to admit, we are not correct on our valuations all the time. . With that being said, anytime we are working on a loan for a borrower of ours that involves a fix and flip strategy, we like to sharpen our pencils for them as soon as we get the address. . Some lenders will say, "Well if it appraises, our loan should be fine." . We tend to take the approach, "Well, here is what I am seeing as of today. I don't think the ARV is there. At your purchase price, estimated rehab, and best case scenario ARV, you might lose money after a 5-6 month hold. I am taking the best case scenario based of the comps your agent provided. The most probable scenario looks even rougher. Go ahead and order an appraisal if you want, but here is where our loan is going to be." . What's the difference? . Lender A has probably funded more deals than Lender B. . Lender B probably a stickier borrower base. . When transactions are down, real estate investors need to challenge all assumptions used across the board (even in the appraisals they get). . Agents only get paid when the deal closes and some will work comps in their favor.
