As a landlord and someone working in property, Energy Efficiency is on the mind quite a lot. But this time with my landlord hat on - our EPC was coming due as a tenant was moving out and a new one coming in. We took the time to do some upgrade work on the property - new windows were needed but rather than wait we opted for a little extra spend to go with triple glazing. Both to help our tenants with bills but also to hopefully go some way of getting EPC2030 ready! Very pleased to have had the certificate through today in quick order from Safe2 Ltd and we’re up from a D grade to C. So that’s us all protected ready for the upcoming changes (assuming nothing wildly changes in the world of EPC certs of course) and the extra cost wasn’t much to get the work done that got us over the line. In an electric only property with storage heaters it’s a pretty tough bar to do well in EPC ratings as heaters like that get a lot of stick for being inefficient but fan assisted, high heat retention heaters are the way to go along with other simple works over the years. So maybe getting to Grade C ain’t so bad - think about any planned upgrades now - could they be modified slightly and could they get you over the line with less cost than you might expect. Appreciate its not this simple for all properties but….maybe it could be simpler, for sure!
