Great News! Would you believe that this beautiful house remodel did not need Planning Permission? This little bungalow in Botley fell under the Small Homes in the Countryside Policy for Winchester Council, which meant that it could only be extended by 20% of its original footprint. Given its tiny size, this would have not given our client much additional space at all…HOWEVER this little house had remained untouched for MANY years, it was actually not habitable when our client purchased it, and it still had its Permitted Development rights. Well, this meant that they could extended up to half of the width of the main house to the side, 3m to the rear of the house, a porch can be added, AND a wrap-around dormer to create a master suite in the roof…COOL OR WHAT?! Excellent post, a creative deployment of the few remainings planning loops holes, plus in Winchester district as well, not easy albeit PD is PD. Not only have you and your client created architectural betterment to this little bungalow, in doing so a nicer property. But above all you’ve managed to exclude the councils broken planning system which I’m sure your agree has significantly deteriorated due to under funding in recent years. This has inspired me, weve been experiencing inexcusable unprofessional conduct from most planning departments across the South of England, what used to be a respectful professional relationship sadly has become inexcusable. I’ve been doing this for 20 years and this is currently unprecedented, thank you for giving me hope through your outward thinking, I hope our professional paths cross 🙏
